DHA MULTAN Updates

Dear NR r u taking abt wapda 3.There also people are not taking much interest.U can judge it by its price.Cus society like wapda in Multan delivered 2 very good projects and there plot rate is very high between 5-7 Lac per Marla.But wapda 3 file is between 22-27 Lac for a kanal and not increasing.

Everything is set for balloting in March 2016 for Dha Multan.

DHA Multan is a massive development, 5000 civil files will generate 5000 plots to civilian public and same number to army officers. This would be interesting to know what percentage of people will be making it home and what percentage is just investor. I read somewhere that in Lahore this number is about 50% but don't know about Multan. If investor numbers are higher which seems likely then what would be the best exit strategy for these investor. If at good time every one want to exit to other investment heavens then it can dampen the market sentiments.

People who are entering with short term view should be aware that intended gain will not be there till the shape of development is visible at ground to the people who are going to make home. But people who are going with relatively 3 to 5 years view will definitely gain better return.

Land acquisition status and problems with pocket and patches clearance may not let DHA ballot in the first quarter of 2016. If DHA announce date of ballot then it can help them in a way to clear those pockets. Ballot announcement will take phase one rate 15 to 20% higher while phase 2 file rate will drop near 20 lacs giving an edge to phase one land holders to sell out their land a lucrative rate.

There are two kind of balloting which I know of but there may be other variants in the market.

One is like Bahawalpur where applicants are more than the project size then developer asks for applications from aspirants and draws the ballot to pick-up lucky winners who will participate in the project.

If project size is big enough to accommodate every aspirant then ballot is conducted at the stage when land is acquired, necessary permits are in place like NOC etc. And urban planning near completion. At this stage ballots are conducted to allot plot numbers. This is second type of ballot which will be conducted at Multan in 2016 hopefully. After conducting this ballot, DHA release the map of the development.

First kind of ballot is very risky and DHA lahore have failed in this model of development which in case of DHA city lahore you can see the consequences. The second model is much more successful as you can see delivery of many DHA Lahore phases on this model.

So map of DHA Multan will be available at ballot.

First in March,it is official launch.They ll offer 10 marla and one kanal plots on installments and then balloting ll b after this in May or June.

All the positive news (read speculations) have not been able to improve the prices beyond few thousands. Strange market sentiments.

There are many positives of DHA Multan. Those who are investing heavily, if someone can elaborate their expectations over one, three and five years period. Also what will be best exit strategy as an investor with what ROI. When investors are more than home makers, how will supply and demand get balance by not hurting the prices.

I have observed very different scenario at Prism Lahore. With the announcement of commercial files prism went up by 55% within few months from 30 lac to around 50. And with balloting date further 12 lac was added but DHA Multan is not moving, one big reason i know off is that market flooded with files. The big investors who bought land from farmers have filled their stockyard with hundreds of files which is beyond market capacity to assimilate. So new files are keep pouring in the market.

New Files for phase 1 will stop coming after 31th.

Thank you guys. In spite of news i waited and waited for real momentum to build up. I dont know about Lahore but in Multan, files are hard to find since last week.

Zahid, i plan to exit at ballot. I agree with you that Multan is behaving differently but one has to take risk anyways.

DHA Multan file price is showing now increasing trend… Todays’s file rate is 29.35 lacs.
