This small gain is yet artificial and may fall back. People from Multan are advising to hold back if you are planning to buy. Date may be extended again or something they are aware off which can bring down the price. This has happend in the past when it touched to 32 lac. Once the date of ballot is announced and phase 1 officially closed then real gain will be seen. My guess is it will increase 10 to 15% with official ballot date announcement. Date of 31 January is unofficial date via letter written to big investor to shed off their inventory so that DHA can reach to balloting.

I expect the file price to reach 38 at ballot time. My assessment is based on previous launches in different city. I expect launch price on installment at 45 lac/Kanal. This is just my assessment and can be totally wrong. I have no inside information at all.

Very heavy buying seen in DHA Multan. Major price jump expected in coming days. Files getting cleared at lot slower pace than available buyers in market. My assessment for instalment file is around 60 lac with 15% deposit in advance and remaining in three years instalments. The reason of my argument is based on Royal Orchard. They launched kanal for 80. So DHA will match the price 60 + 18(development charges). Lets wait for DHA launch.

CMY Sb, you are right about slow clearance of file. I got 5 files of mauza Garey Wahan and DHA took 10days for issuance of intimation letter. Less staff and sudden workload in view of imminent launch.
I agree with CMY price forecast....45-48.

If we sell a file now how much overhead do we need to cater for as a seller … I.e. Taxes + dealer charges etc
DHA Multan is a good investment at this moment and 15 to 20% profit is expected in short time. I already wrote that current gain is artificial. DHA Multan file will see couple of more ups and downs. Current file number is around 3500 which means in order to reach 85% of land level (which is needed to announce ballot) DHA need to issue 750 more files. There are two big land holders in the area who have land equivalent of 500 files alone and then there are other smaller land holders in negotiation with DHA. Those of you who are planning to buy in Multan should hold back till the end of month and this cut off date will be extended then price will be stable and new file arrival will bring it down. Currently DHA Multan team is using pressure tacts to push large investor to help them clear those pockets and their own inventory. This deadline of 31 January will be pushed back.
