Some say everything is prepared for launch and awaiting 'go-ahead' from DHA Lahore Head Office, others say the higher Army authorities have an extremely busy schedule and thats why its postponed a little.
I think it will launch around Eid time.
My experience is that launch does not have any sustainable effects on prices. People first invested in this project at 47 lakhs artificial prices. Same story in DHA Peshawar.
Its very likely that Kanal will be launched around 55 lac, 10 marla around 37 lac and 5 marla around 20 lac.
If that happens, i think there will be about 20% gain on Kanal files immediately.
DHA Peshawar file was trading around 4.5 to 5 Million when DHA launched Kanal at 55 on installments, far as i remember.
So there was no margin, but there is a lot of margin in DHA Multan file at 32 lac cash vs 55 lac on installments.
Anyway, we ain't too far from launch, lets see how it unfolds. :)

During my visit got chance to meet Pakistani High commission of UAE officials & had some discussion with them as well in regards of going projects in Pakistan.
its my observations after meeting that most of projects will be completed in 2018 prior to general assembly elections..

A few discussion.
- Kindly note that as confirmed by Bahria Town booth.
BT not handling any project now (residential or commercial). BT sold new commercial project of lahore to local dealers and they will be taking bookings on there behalf of BT..
BT will build only.
- DHA Multan
Will be offering plots on installment after EID and 1 kanal plot will be offer @ 55+ & 10 marla @38+
May be there will be 5 marla also... DHA Multan alredy sent summary to DHA Lahore and waiting only go head call for these charges etc.
Both installation + land file holder will be going to see balloting in near September as confirm by on duty & Project Manager Brg. Mr. Mohd. Moreover:
DHA Multan
Will be offering commercial plots in 2018++ not now.
It was wonderful meeting with Brg Mohd & Army officials.. Development going on & 1 km main boulevard alredy and almost completed with gates 80 complete.
- DHA Bahawalpur
Development is going on, on fast pace, they will be offering commercial plots by end of 2017 so on...

DHA Multan land files ballot delayed because DHA Multan is now going to launch installments plots first after looking at peoples very strong response to DHA Lahore installments plots and DHA Peshawar installments plots. DHA is as greedy as us to get rich quick. If we were not dying to apply for installments plots we could have had an installments plots.
Not 100% done deal but highly likely installment application in last week of April 2016 for DHA Multan. One kanal to be offered at 55 to 60 lacs and smallers plots to be offered too. Plots will be few hundred in numbers and at max 2000. Ballot for installment plots winners will be in 3rd week of May 2016. Land files military allotted files and installments plots winners will get their plot numbers togather with map in last 2 months of 2016. DHA saying we will hand over livable plots in DHA phase 1 in 3 years from today and development will be ongoing before plot numbers ballot.
Info is from highest possible person in DHA Multan and checked by 3 other sources in GHQ too. If still dont happen or things change please dont blame me. I have no control over any thing DHA do or dont do. We are just trying to get info and update you with whats ever little info we could gather from market. Because these things are never publicly said or admitted so there is always possibility we could be tricked into leaking wrong information too. You should not buy sell any thing until 100% satisfied or sure about information.

@MBS Peshawar files were traded around 60 when the news of Peshawar DHA was floated in the market. But it came down to 45 at the time of launch. Same in Multan, from 47 lac to 27 low.

The only option for DHA Multan file price is to go up ....
There is no logical reason for file price to go down now. It has already hit bottom with 28.5 lakhs
Sheikh sb, kuch loag to chaahengay, k it comes back to 28 again and they get the opportunity to buy at that price…

Even 32 lakh is a best buy now ...its never too late ... Specially with difference of only 3-4 lakhs
I purchased at 31 (plus charges and commission) in late 2014 but after that the price dropped to 27 in a few months. This is one where I went wrong on timing.
I purchased at 27.85 in jANUARY 2016, keeping fingers crossed.will sell at launch at the prevailing price
The reasons,why Dha Multan is best investment of current time.
1.It is a Dha Project which is directly under Dha Lahore.
2.Multan Dha management is excellent and even core commander is doing visit to the site regularly to see the progress. Two main gates and one kilometer main boulevard are near completion
3.They acquired full land for the project.
4.They made many contracts with renowned companies to build villas, golf course and other amenities.
5.It is the 1st phase and they want to make it successful,by this way only they can go to the other phases.
6.The most important factor is location. This is one of the best location of Multan.
It is hub of educational centers. Many universities and schools are around it.People are sending their children to this place from the other part of city.
7.Rates of the societies around it, are nearly at least 4-8 lac per marla.Even newly launched schemes are at least 4 lac per Marla.
8.It is surrounded by well renowned societies like Wapda Down,Model Town,Buch Villa and many more are there and coming also.
9.Metro project near this, is abt to finish.khachary of Multan is shifted on the back of it.
I think that now project ll launch in one to two months. So I feel this is the best time
For investment. If anyone can hold it till 3-5 years can get profit between 100 % to 150%.
But it is also good for short term.
DHA Multan file prices are picking up ... Today rate is 32.25 lacs (as per Lahore real estate).... Still not too late if you want to grab a deal.

You can also catch the train in instalments when DHA launches instalment plots soon inshaAllah.
According to CMY, instalment plots will be launched at 55 to 60 lacs per kanal. My question is: Does this price include development charges?
Because if it does, it may be better to buy in instalments. The current lump sum market price of 32 does not include 18 lacs development charges which will take the price of lump sum to 50 lacs.
Pardesi bhai, installments plots will also be exclusive of development charges.

Principally this is not logical to offer file on installments without development charges.

I am investing for short term, about a year and going to buy three files.
I want to know whether these files can be easily sold without much hassle to find a counterparty? Is there enough turnover in these files?
