It is high time for DHA Multan to stop this business of news leaks and get into some real action. Rumors followed by delays and more rumors is not helping. If it weren’t for reputed dealers like LRE who are endorsing the project, many investors might have even dumped this project by now.

Ali Khan, its all investors game... So, at the time when you will want to sell, the market condition will establish whether buyer is there in the market or not...

At the moment it can be sold but what will be the situation after one years, no one could tell you.

Price on installment will be without development charges.

Both current file holders and people who get it on installments will have to pay development charges in future, that too on installments of three years i guess.

Yes, the difference is in the file price only.

32 lac on cash or 55 (tentatively) on installments.

Development charges will be the same for both.

As Saqib has mentioned they offered plot files without inclusion of development charges in Bahawalpur and Peshawar, so they will do the same in Multan, which is quite logical anyway.

It may prove to be a solid project in a few years time but the investors shouldn’t hurry. Even after the announcement of installment options; the installment plan plots will still remain substantially higher in price than the lump sum ones. If at a later stage the installment-plots decline in value; the lump sum ones will equally decline.

How can installment plots remain substantially higher? If they are launched at 55 lacs, they are 71% higher priced than lump sum of 32. This is a huge differene

Ali Khan sb, initially it will be only the down payment (few lacs only) as total capital investment, so, some profit will be there in the market. It will be attractive for short term investors with little capital investment as compared to all dues clear files. People who don't have 30+ lacs in cash will be interested in installments option for obvious reasons.

Mr. Khan has explained the quandary very well. Installment plots are always in high demand.

And as the installments get paid over time, the attraction of installment files will reduce and the gap in up-front payment will continue to reduce.

So in three years time, there will be no difference between a cash file or installment file coz buyer will have to make full payment.

So the logical consequence will be that the cash file of 32 lac will settle around 55 lac of installment file in 3 years.

And that's not all.. Its very likely that DHA will offer very limited plots on installment as they did in Bahawalpur and Peshawar... So ballot winners will be able to bargain some own.

And that own/premium will of course increase over three years.

So total price of installment file will be 55 + Premium

Lets say even if it is only 5 lac, the price will become 60 lac.

Now go back to the first point, whatever is the price of installment file in three years, the cash file will attain the same price. Based on the above 32 lac cash file will be worth 60 lac in three years.

P.S The above scenario is based on an assumed price of 55 lac on installments. If it is launched at more or less than that, adjust your calculation accordingly.

Someone I know (ex-military) mentioned that those files given against land will be positioned at bad locations and towards the far end of the society. How true is that?

How nearly 9 to 10 thousands files can b on bad location?

All military plots are offered at better locations but not all civilian plots are bad locations too.

By the way, what do you guys suggest if one should wait & buy after balloting only after seeing the location, prospect of the plot at the cost of own?

First of the land of multan is very different from islamabad, its plain fields and orchards throughout the dha domain.

Secondly, unlike Lahore there are very few and small villages in the area.

So on the definition of bad location, what else could possibly make a plot bad if its not on landfill or on the boundary of a village?

Am quite optimistic that most of the people will be happy of their plots' geography.

Zubair, its quite likely that DHA hold a separate ballot for army personnel and civilians and would generally give better location plots to army but its very very unlikely that they differentiate between civilians.

Once the project is launched on installments and down payment is collected, DHA will hold a combined ballot of all files; both cash and installment files together.

Bad plots are considered those on the boundary or near a graveyard or grid station or main overhead lines.
