DHA MULTAN Updates

Aamer take the recent example of phase 9 lahore.

File price before ballot was around 55 and after the ballot even the worst location plot is not available at 55 now.

So you're far better off buying now and take ur chances, esp because there are not as many villages or factories in dha multan land as were in dha phase 9 lahore land. So in my view its a very safe bet.

Secondly, even if you dont get a good plot, you'll be better off selling then and pay the difference to switch to a better one then probably paying a huge premium when the prices have gone high.

I just have a quick question, launching time of installments plot in dha bahawalpur price was standing around 28, 29 lac, but now land files are available around 25 ..

does it mean we can see a correction in land files of Dha Multan too once they offer installments plots

Similar thing happened in DHA Peshawar as well. At launch time the kanal file was available around 51 to 52 lacs, but few days back I saw people offering around 48 lacs as well.

Dha bwp:

29 on cash, 38 on installments

Dha Mux:

32 on cash, 55(tentatively) on installments

With three years of time it was better to pay 10 lac extra in bwp but would it b wise to pay 23 lac extra for 3 yrs time? Almost 75% extra?

Similarly as khan sb said cash file price of peshawar was more before launch coz the difference was minimal and 3 yrs extra time justified it.

So if multan file is launched at 38 then cash file will certainly drop but thats very unlikely... Although i wish that dha launches it cheaper so more ppl could afford it but coz of factors like its location, size, acquired land, rate in surrounding societies, population and management performance i think it will be a

32 vs 55 scenario in Mux

Not 29 vs 38 as in Bwp

Not 52 vs 55 as in peshawar

@ MBS sb, one thing more, the small decrease could be temporary and things may improve in the near future.

I dont think DHA multan will be launched at 55lac, its too optimistic. I think the launching rate will be between 40 to 50, personally i think it will not be more than 45lac . DHA bahawalpur was launched at 38lac/kanal and in peshawar the open land is expensive so not a good comparison.

now if we do Mr. MBS calculations :) these files can reach up to 50lac after 3-4 years which is still a very good return.

Dear AW,as I told in the earlier post that land around Dha Multan is very costly. Even new societies of private builders have been launched at 4 lac per Marla.

So I think Dha Multan one kanal ll launch at least between 55-60.Its location is far better than Dha Peshawar.

Dhamultan's official website diaplaying one kanal rate as 33 lac. Previously 32.5 was being shown on their web page.

Any special reason they are creating price-hike. How its in benefit of dha multan management.

@R A Khan, very well pointed out. DHA Multan is only authority in the country which displays file rate on its website. The staff at DHA mULTAN also recommend property dealers for purchase of file. In my opinion it creates conflict of interest and DHA must refrain from indulging in file business.

I was in DHA Multan office on friday and witnessed a lot of sale purchase on going. I dont think this price hike is artificial as i met genuine investors from Punjab & Sindh area.

One big investor from Karachi i met in DHA Multan office holds around 500 files in DHA Multan.

If they are displaying rate then i guess it good that other dealers cant rip off innocent buyers above market rate.

Yes there is a list of authorized dealers and it is also to facilitate investors.

Any idea when and at what price the karachi investor bought the 500 files?

Higher the file price, more land owners take interest in handing over their land to DHA.

DHA wants more and more land as soon as possible.

the news of launch is also spread so file rate can remain stable or may increase and in return DHA can get more and more land owners interested in handing over land to DHA.
