DHA MULTAN Updates

As Sheikh Sab pointed out, there is a list of authorized dealers on Dha Multan's website. Most of them are based in Multan.

Earlier, i wanted to buy from LRE but it is not on the list.

I want to buy two files. Can anyone recommend a good dealer?

Also, during the transfer procedure, do I have to be physically present in Multan?

Some guidance here would be much appreciated. Thanks

How about this?

Buy a file today with 32.5+0.325+0.56 = 33.385 lacs

Following DHA Bahawalpur formula. 30 lacs with 38 lacs installment file.

Sell it in Nov/Dec right before balloting at (30/38)*55 = 43.42 lacs

Buying selling difference = 10 lacs.

Lets subtract commission and transfer fees 1 lac.

So net take home profit after 9 months if I buy DHA Multan file today is 9 lacs in 9 months.

1 lac per month or 27% profit is quite good in my opinion.

Realistic?

If u want safe,sound and risk free deal.Then I ll advise to go through LHR. They are connected with authorized Multan dealers and take full responsibility of deal.

You get a secure deal wherever you buy Multan or Lahore as long as you check the file at DHA Multan office.

To check the file, one has to go to Multan anyway. So I will go with a dealer in Multan.

I also heard that LRE is charging more for a file.

Dear Perdasi,

The problem can come before going to Dha office.Specially give biyana once and wait for long time.Sometimes difficulties are in getting confirmation of files.

Specillay for overseas, If u ll transfer Biyana amount to LRE account.There ll b no problem to get confirmed files on right time.

If you are buying an affidavit file, your physical presence is not required to purchase but you have to go to DHA Multan to pick up ur intimation letter yourself. (1 trip)

However if you are buying an allocation file, you need to be there to do biometric for transfer and then you need to go again after few days to pick your allocation file (2 trips).

Anybody have idea about balloting of files?

As i know buyer does not need to go himself for intimation letter.

Any update on project launch and balloting dates?

Project launch could be after EID ul Fitar....

Balloting is expected before the end of this year.....

Means offering plots on installments....

As all dues clear files of 1 kanal are already available in the market....

Success of investment/project depends upon demand of the product. DHA Lahore, Karachi and Pindi are successful because of huge demand being hub cities of the region.

Here's the question, do you guys think DHA Multan's thousands of plots will be occupied with same speed as DHA is other Major cities?

This question worries me as an investor living out of Multan region, having no intention to live in Multan

Thats a fair point Aamer, but you need to consider the demographics as well.

Multan has a huge population and is the main city of South Punjab. The next comparable city would be Hyderabad on this side. Of course, am not saying that ppl from Sindh will come and live here but certainly its located in a very potent and un-tapped market.

Secondly, while there will always be more flipping and short term investors in lahore, Multan will have the strength of long-term retaining/end-user buyers.

So even if the prices don't spike like in lahore, they will remain sustainable in my view.

With regards to supply, DHA will be doing it phase wise so it won't develop and release 100,000 plots in a go but probably 20 - 30,000 plots in first phase. And that number will easily be consumed by such a large population.

And by the time it gets to next phase, people would have the benchmark of first phase to remain interested in future phases.

Aamer has a very valid point - but statistically 3000 acres are to be included in phase 1 of DHA Multan - Dha is giving on avg 2.1 files against each acre - so there must be 6200-6500 files in the market for phase 1 by investors - remaining land after deducting free and open areas for balloting and army must be around 10000 kanals (plots) - dividing in smaller plots, the count may go to 15000 plots.

I don't know how much of these plots will be given to army - only the remaining plots will be offered for balloting for general public.

My allocation file number was around 3600 in jan '16 - i hope this count would have exceeded 4500 since the hype is created after every few days.
