DHA PHASE 2 EXTENTION...Pros and Cons?

Im interested in buying in phase 2 EXT DHA.

Anyone know whats going on in terms of development, have they announced it? Im interested in buying a 1 kanal plot file open certificate there.

Is it a safe investment? considering they have made a shambles with dha valley!

Bahria Phase 8 EXTtention and DHA Phase 2 EXT?

Which would be better and why?

Long term or short term?

Both have their politics involved - dha valley shambles and bahria with their cancelled nocs....anyone that can weigh up the arguments and come to reasoned conclusion as to which would be better?

Both are similar price range but bahria is smaller for the price.

First of all sir dha is not involved in any type of politics.from one angle we can also say that cda is involved more in politics as these sectors just develops on the direction of governments,mna's, concerned ministers and authorities...and every one knows why nocs are being cancelled.i have heard that shahbaz sharif sb is going to formally inaugurate the garden city of which cda is thinking of cancelling the noc.. Bahria phase 8 ext in short term.. Dha phase 2 ext in long term...

Dear sir, the fact that there are no signs of development in bt phase 8 ext, I think this will be more of a long term investment.

Is there any signs of development announcement any time soon for dha phse 2 ext? is land acquired there? I hope they carry on using habib raqfiq as they are simply awesome when it comes to development standards!

Sir i was talking from profit point of view as files of bahria generates profit more quickly as compared to dha…Sir i think majority of land will be acquired as i dont have much study on extension…u can confirm it from other sources aswell…

Any other opinions as to which is better and why?

In my opinion both go in-line with each other. However, Bahria surpasses DHA in the development pace.

I guess there is no point in comparing DHA Phase 2 and Bahria Phase 8 extensions, as you never know what's going on behind the scene. So, we need to wait and watch.

I understand that point zain, however, I want to know basically since bt have no intentions od development any time soon whether this is the same for dha? also which is better and why?

on 1 hand you dha offering bigger plot size for similar price. The other bt do quick development, but if development ever gets announced that work will start! what is current price rate of both societies at the moment.

Sir prices of phase 8 ext: 5 marla plot=1060000 8 marla plot=1350000 10 marla plot=1550000 All the above mentioned prices are exclusive of development charges which are not known yet. In dha 2 ext 1 kanal file price on the average=1300000. Development charges=1.4 million approx...

Location wise, they are near enough. But which is better in terms of road access? im finding it difficult to choose which one to go for…

Does one have to physically come to transfer bahria phase 8 ext. Plot or DHA Phase 2 extension file? I am in ISB next week but only for 1 day and want to purchase in either of these projects.

Good question actually. I think both parties are open certificates which is like open file, no transfer fee but just changes bearers name as far as I know. I maybe wrong?

I checked about DHA Phase 2 extension - yes its open file.

Its same for bahria phase 8 ext as well regarding open certificates.

there are rumours circulating that the prices will crash soon, so im just waiting and checking what going on, but still unclear of whom to choose from? I may edge towards towards dha...
