Is it good investment to buy 4M commercial in DHA Rahbar CCA3

CA3 still not under possession but it is the main business hub.
CA2 has possession & A4 also under development. CA3 possession is expected in one year but as a thumb rule commercial appreciate with the ample residencies around so commercials are slow as compared to the residentials, as of now.
4 Marla commercials being traded around 2.50 to 3 crores.
With possession @ 3 crores plus.

CCA1 has the best location as it has a central and middling location. CCA2-4 benefit from main defence road access but out of the three, CCA2 is probably best as there is one kanal cutting closeby and most phase 2 residents will go there. It’s really comparing apples and oranges, all of them make for similar investment in long run.

Main benefit Rahbar will receive is from construction of sl3 and sl4 ring road for better interconnectivity and development/creation of jobs in nearby outskirt areas like sundar. Rahbar is relatively risk-free and slow growth investment overall as demand is controlled by end users and not investors. With greater development and more residents, prices will slowly go up.

Either buy in 9 town or Rahbar. 9 town commercials are going to get boost as 9 town is filling up very quickly and secondly, prism is going to get possession by end of this year (some front blocks) so phase 9 prism residents in coming few years will go to 9 town commercials for shopping.

Rahbar is long-term investment as again more residents start living and sl3 of ring road gets built. Both options can also be decent rental income generators.
