DHA Valley ki market aaj kal phir garam hy, i would suggest not to buy at this moment, one should wait and see where the market settles down.

@Sohail Khan The Jinnah Garden is attracting lot of investor and end user interest these days. Visit the township on weekends you'll see them reaching Jinnah Garden from the directions of Capital Enclave and Naval Anchorage. The price of ready to construct 30x60 plots are between 1.6 and 2.3 million. The disputes and court cases are resolved and won by the Jinnah Garden so we may see lot of new development and betterment of roads etc. The location of Jinnah Garden is very important and still prices are very low and as the society will grow in terms of better infrastructure the prices will increase further. From the end user and investor prospective it is good time to invest in Jinnah Garden.
@sohail: i do not suggest jinnah garden for investment because there no big change is prices in last 2,3 years.
DHA valley is long term 7-10 years investment plan, but it is still good, we don’t get anything else in this rate in Zone 5, plus prices in DHA valley are going up for pas 2 weeks, all files are on profit rite now.

I have heard that DHA has taken some files of Tulip that were handed in for verification and kept them there, the buyers can not take open files in possession - rather they have to come physically to DHA and transfer in their name.

Dawood, your post is confusing. Anyways, anybody who wants to sell or even if want to keep open file/certificate with him, he has to submit all the documents to DHA, update installments, Waiver of surcharge application, to DHA, and will get the open file which is on his name, he obviously has to be present at that time.

DHA valley prices are increasing on daily basis.
For DHA vally i heard that it the project of Bahria and DHA joint venture, So the potential of rising in its price is much more that Jinnah garden, Jinnah garden may give you good return in short term, but long term its price will not rise so up Like DHA valley. Jinnah garden is also a good investment but if you want to make an urgent home than. Otherwise if you compare it with DHA vally the 1st point will rise will be the planing and development and layout. I know that DHA vally is far behind in construction then jinnah garden, but once the project of valley will started you will see the huge price difference in jinnah garden and valley. My advice if you want dead investment for long period of time then go for valley so in future you will get a very good return.
