Hot property preference list in rawalpindi and islamabad

Hi folks!

I am looking for an investment in rawalpindi/islamabad region. Can i anyone suggest which places are good for residential plots :-

Currently hot?
For short term investment?
For long term investment?

Please list down your preferences in order to get the best shortlisted list.

Zone 2

I think zone2 and zone5 both are good for investment.

1:Dha phase2 at the moment best for investment.

2:Bahria phase8.

3:Gulberg.

4:B-17 B and C blocks and E for long term.

5:G-15.

Any particular areas/blocks in dha 2? Also what will be better, plot or flat? If flat any particular ones to consider?

Plots in sector k, l, n etc. Are better. However if you can not pay lump sum amount and want to pay in installments, then flats in dha are also good since their value will considerably increase with increase of prices of land.

What are the good options for flats in DHA, as I searched online and I can see quite a few. I am overseas so can’t physically go and see.

What is the price range of al ghurair giga flats.

Al Ghurair Giga is not a good project due to it's location.It's very close to GT road and i think parking issue will be in future.

If you like to play in flats then go to Bahria otherwise plot is good option in Dha phase2 N and P block is still good for investment.Allah knows best.

Nadeem bhai i respect your expertise but i think location of alghurair giga flats is ideal. There will be no parking issues as they are constructing seperate parking space for the flats. And the flats are not directly ON G T road they are inside main gate of dha phase 2 islamabad and their boundary wall. Anyone purchasing should atleast visit the place before making decision. However i also feel plots are better than flats its just a matter of affordability. Flats prices range from 30lakh + to 80 lakh +. Regards.

I visited there 3 to 4 times in last three years.It's close to GT road.I just share that parking issue will be there in future.May i wrong in my opinion.Allah knows best.

Yes these flats are inside the main gate but a typical working renter is supposed to have office car as well as personal car. If a retired person takes it still guests and weekend visiting family need additional parking. I think parking issue will rise as there are shops on the lower floors as well and a dedicated parking for each unit may not be provided

Parking for villa residents not a problem as they can park outside the houses but here in flats it does!

DHA 2 A-J blocks are already so expensive , how much more appreciation could there would be, it has already become out of reach of many investors as there arent any 1 kanal plot below 1 crore. And al ghurair flats are of same price from last 3 years , i was about to purchase a flat in defence tower 2 years ago , and still the price is same

Zone 2 is better
