Experts please give your feedback on high price difference between 8 & 10 marla plots in bahria enclave. In j block 8 marla plots are available at 33 lac whereas 10 marla are starting from 55 lac. If 8 marla is 33 lac then 10 marla plot price should be 20% higher than 8 marla logically having 2 marla that is 20% more land. Also one can buy two 8 marla plots in 60. Is there any problem with 8 marla plots or its an opportunity ?
Bhai jaan, 10 marla are developed plots.... 8 marla are not developed plots.... And no one knows about the acquisition of land for 8 marla as well.

I personally don't like the land of 8 marla J Block...
The location is also a bit on far end side... However, every thing is relative to each other, once developed, their prices will certainly appreciate.
Prices of G Block 8 marla are in 40 plus lacs at the moment. Location of Sector G is good and on height for the plots near the main avenue.
For investment, I would personally go with Sector N at the moment.

They are developed n ready for possession.
Loc is nt bad. Right next to bahria head office and cinema.
Land is gud.
Gud for medium to long term invesment.

Location of Sector N is good and it is being developed, so, that's why it is good for investment at the moment.
8 marla in Sector N are ready for possession with few streets non-developed as well.
If you can share street number and plot number, I can tell you its status.
Ready for possession plots in Sector N 8 marla are 40 plus.

However, if you insist, as per my information, it is non-developed at the moment.

What is the minimum price I can get a non-developed plot in Sector N?
With all due respect, the difference area wise is not 20%. 10 Marla has almost 35% more area than 8 Marla.
8 Marla = 30*60 = 1800 sq.ft (1800/225 = 8 Marla)
10 Marla= 35*70 = 2450 sq.ft (2450/225 = 10.89 Marla)
To get extra land percentage (2450/1800=1.36)
So it means Ratio becomes 1:1.36 (means 36% more land)
