Im based in dubai at the moment and intend to invest in islamabad in a plot. Around 300-500 sqft (10-15 marla).

Budget for the plot is Pkr.3m.

I would want make it afterwards (when i have enough funds). Want to make it a retirement home.

Can you pl suggest a secure investment.

Forget about main Islamabad in this range.

You could get plot of your desired size in Cabinet E-16/ E-17.

E-16/E-17 are part of main Islamabad.

They are CDA sectors in Zone 2 and closer to Zone 1 sectors as compared to DHA, Enclave etc.

No secure investment in 3m currently in islamabad. U will have to take high risk so better wait and invest when you have more funds.

i dont like E-17, it is a crappy place overall and not worth living unless one has budget constraints.

It's your hard earned money so must think before invest.Please visit Bahria phase8 and safari valley and i hope you will get 7 marla developed and with possession in this budget.

Other hand B-17 E block 10 marla 3.2 to 3.6 million with possession.

Mr Khan, when I was in primary school I distinctly remember that even Faisal Avenue was a psychological boundary. People questioned whether sectors G-8 and others beyond this road were part of the real Islamabad. For I-8, it took the so called Islooites even longer to accept that sector as part of the so called real Islamabad. Now the psychological line is somewhere near Golra round about.

But the fact of the matter is GT Road does not even have the look of a inter-city highway. It is a proper city road especially in this part with Valley clinics, Wings Bakery, offices, restaurants, workshops lining it.

Even CDA managed sectors are on the other side of GT Road such as I-14, I-15 and I-16. So no one really regards G-15, F-15, E-16/17 etc as outside the city. With Kashmir Highway expansion and Airport and Motorway on this side, investment in Cabinet is a good choice if your budget is in the 3-4 m range. By a adding a few lakhs to 3 million, Asad can purchase even a one kanal possession plot in a CDA sector in proper ICT limits. And very decent fundamentals in terms of development standards such as street widths etc. Because the design, shape and road specifications are all according to CDA rules with CDA approval. The only thing is management is not active in repairing roads. This is the case typically in Islamabad. The management will carpet the roads once more after 60-70% construction of houses is complete. This is the case even in G-13 and G-14.

And this is what Cabinet management is doing too. Otherwise, people living there have gas connections though water is self boring basis. What more can one ask for on a low budget?

Good post but i think there are dynamic issues now. G-8, G-7 or any other old CDA sectors is a different story. That was a long time ago when CDA had some credibility, corruption was not that high, people had fear of God and wrongdoings and matters were resolved early. Now the case is different and is also evident by many recent societies.

G-15 is a good option but E-16/17 is no gated community. It is surrounded by a mess of villages around it. It has been long stagnant with no construction activity. I heard a lot that many houses have been built there. Recently visited the place and it is the same as was 2 years ago (last time i saw it). The only difference i saw was that atleast the local villagers were putting the parks to some use in E-17.

I think anything beyond tarnol phattak is a far land if someone considers Islamabad for commute and is not worth living, it is simply too far away.

regarding turning from dust to gold is a very long game. Maybe 10-20 years. As Asad would intend to make a retirement home and if he has considerable time until retirement then it maybe considerable

In fact, E-17 has fewer villages around it as compared to F-17 where prices are much higher. In fact even as compared to Gulberg or Bahria. Bahria 1-6 is surrounded by congested areas.

As for gated, very few societies have already built a wall around their societies. Not just in Zone 2, even Zone 5 and beyond. Even Bahria 7 and 8 have not built a wall.

In cabinet, house construction activity is on the rise. Just do a clock run on Google Earth. You will see how construction pace is picking up.

F-17 is properly walled with 24/7 security on gates and inside.

@ asad, best of luck for your retirement home. You can get kanal plot in e-18 gulshan e sehat easily in our budget, also u can get kanal in d-18 echs in about 33-35 lac. You can get 10 marla in d-18 echs in about 18-20 lacs. The area is not well populated presently but by the time you will be ready to construct, hopefully it will become better place to live. If I were you i would buy kanal in E-18 in 30 lacs and wait for area to get some construction and livable and then construct house. Best of luck.

Dear Experts can u please advice for Bahria phase 8 sector P - plot between 695 to 705, as one of them is offered for sale. Is it good for investment.

and when possession is possible.

any issues with this sector or plots.

How much should be current value.

P block is long term investment.Not a good option.Price of 10 marla around 2.1 to 2.7 million depend on location.
