Investment property in islamabad/rawalpindi

Aoa all respected members of forum,

I am working overseas previous resident of satellite town rawalpindi would like to retire in islamabad/rawalpindi in next 5 years and would like to invest in commercial which generates cash flow as per my retirement plan. I have 5 or 6 million in hands was thinking to buy commercial plot like 4 marla in a secure society or sector and when cash in hand built it and use rental cash flow for retirement. Respected members are requested to comment where i can buy; where prices aren't high and no ligitation or land mafia issue, and very secure.

5 to 6 million commercial plot 4 marla in a secure society?I think no chance 4 marla in this budget but you can purchase shop in Bahria phase7 or 8 which will give you rent 30 or 35k.

You can purchase residential plot 7 marla in Bahria safari valley 3 to 3.5 million and construct house.I think total cost will be around 9 to 10 million and rent will be around 40 to 45k.

It's more safe investment than any commercial shop.

Overseas invester i am also in a same boat.i also want to generate monthly income.for this purpose i intend to buy two 30x60 plots in jinnah garden opposite PWD in approximately in 50 to 55 lax.one plot will be of between 25 to 30 lax.later i will sell one plot and will built on other plot and rental income will be 35 lax approximately.35x72 marla plot it is approximately 11 marla you can buy in 38 lax and built later and rental income will be 45 lax at this time.

Friends, with this money, dont think about commercial plot. Keep the same goal of income, i will suggest to buy a 10 marla plot in Sector M,N,P Sector 2, DHA 2. When u have money, built a house for rent. DOnt go for other places, be careful now adays. And 2ndly, only buy in plot where u can put ur foot (mean u can physically go there).

Thanks Nadeem bhai and other respected members from the forum, I was looking for Engineers co-operative, AWT and Jinnah garden for 4 marla commercial in 6 million but appears to be prices went up.

If not commercial plot; for cash flow and real estate appreciation a shop in good sector like bahria or DHA or Jinnah garden or B17 will be better or a house in DHA 2 or bahria 8 , minding budget is 6 million to start.
