Islamabad Overview - Part-I
Islamabad is the federal capital of Pakistan and a very beautiful city. Islamabad is under the shadow of Margalla hills; hills are the othermost foothills of Himalayas. The city is towards the north of the country and borders province of Khyber Pakhtunkhwa towards its north side and Punjab to all other three sides. Part of Punjab that borders Islamabad is Rawalpindi and Dirstrict Haripur of KPK borders Islamabad toward the north.Total area of Islamabad is 909 square kilometers and it's divided into five zones starting from Zone-I and ending at Zone-V.
Zone-I is the most developed area and consist of the sectors developed and maintained by Capital Development Authority (CDA). Some of the new sector are being developed by private housing schemes, G-13 and E-11 being two examples. Zone-I sectors start with Sector-A and end at Sector-I. A. One of the initial sector of the zone is G-5 and then the sectors stretch all the way to the GT road. It's the largest zone in terms of population and houses a population of more than a million people and has housing units of well over 150,000.
Zone-I towards the GT road is under development and sectors include D-12, E-11, G-3, I-11 and I-12, these sectors have a lot of plots and newly constructed houses and prices are also low compared to sectors early in the series. As we move from GT road towards zero point and onward the area is thickly populated and almost fully occupied. Contraction gets older in sectors G-10 and sectors prior to G-10. These sectors have potential for renovation and reconstruction of old houses but prices are steep.
Zone-II is from G.T road till series-17 just opposite to the motorway. All of the zone-II is being developed by private societies. Some of the bigger names include B-17, Jammu & Kashmir housing, E-17 etc. The most established society is D-17 but it's a relatively small society but has all the facilities and is more than 50% occupied.
Zone-III is mainly Margalla Hills park and Rawal Dam. Margalla hills are beautiful and are covered with thick vegetation. There are two major view-points in the hills. One is at Daman-e-koh and the other one is at the hill top and has an eatery as well. The park has variety of wildlife. Leopard is the top predator in the area, black bears are also said to be living in the park. There are several hiking tracks and people from Islamabad and Rawalpindi visit the area from time to time. There is also a reasonable sized zoo in Islamabad.
Zone-IV comprises rural areas of Islamabad. Bani Gala, Bara Kahu, Chak Shahzad and Alipur are some of the well-known rural areas. Islamabad has two national assembly constituencies; one is rural and the other is urban. Currently PTI has the urban area member whereas PMLN has member from rural area.
Zone-V has is adjacent to Zone-IV and stretches to GT road towards the Rawad exit. DHA is the biggest name in this area and also has other societies like Gulberg, Naval Anchorage etc.
