Islamabad Overview - Part-I

Islamabad is the federal capital of Pakistan and a very beautiful city. Islamabad is under the shadow of Margalla hills; hills are the othermost foothills of Himalayas. The city is towards the north of the country and borders province of Khyber Pakhtunkhwa towards its north side and Punjab to all other three sides. Part of Punjab that borders Islamabad is Rawalpindi and Dirstrict Haripur of KPK borders Islamabad toward the north.Total area of Islamabad is 909 square kilometers and it's divided into five zones starting from Zone-I and ending at Zone-V.

Zone-I is the most developed area and consist of the sectors developed and maintained by Capital Development Authority (CDA). Some of the new sector are being developed by private housing schemes, G-13 and E-11 being two examples. Zone-I sectors start with Sector-A and end at Sector-I. A. One of the initial sector of the zone is G-5 and then the sectors stretch all the way to the GT road. It's the largest zone in terms of population and houses a population of more than a million people and has housing units of well over 150,000.

Zone-I towards the GT road is under development and sectors include D-12, E-11, G-3, I-11 and I-12, these sectors have a lot of plots and newly constructed houses and prices are also low compared to sectors early in the series. As we move from GT road towards zero point and onward the area is thickly populated and almost fully occupied. Contraction gets older in sectors G-10 and sectors prior to G-10. These sectors have potential for renovation and reconstruction of old houses but prices are steep.

Zone-II is from G.T road till series-17 just opposite to the motorway. All of the zone-II is being developed by private societies. Some of the bigger names include B-17, Jammu & Kashmir housing, E-17 etc. The most established society is D-17 but it's a relatively small society but has all the facilities and is more than 50% occupied.

Zone-III is mainly Margalla Hills park and Rawal Dam. Margalla hills are beautiful and are covered with thick vegetation. There are two major view-points in the hills. One is at Daman-e-koh and the other one is at the hill top and has an eatery as well. The park has variety of wildlife. Leopard is the top predator in the area, black bears are also said to be living in the park. There are several hiking tracks and people from Islamabad and Rawalpindi visit the area from time to time. There is also a reasonable sized zoo in Islamabad.

Zone-IV comprises rural areas of Islamabad. Bani Gala, Bara Kahu, Chak Shahzad and Alipur are some of the well-known rural areas. Islamabad has two national assembly constituencies; one is rural and the other is urban. Currently PTI has the urban area member whereas PMLN has member from rural area.

Zone-V has is adjacent to Zone-IV and stretches to GT road towards the Rawad exit. DHA is the biggest name in this area and also has other societies like Gulberg, Naval Anchorage etc.

Dear Haseeb as you mentioned yourself 2 kanal in Islamabad proper (Zone-I) is available only in sector F-6 to F11 & some of the E-series.

All of these places are excellent to live and invest and are close to hills as well as amenities; price tag is definitely hefty +-8 crore/kanal (0.5m pounds) and +-15 crore for two kanal (1m pounds). This is crazy amount of money for most of the people but if you can afford then nothing like it and the areas are the best.

You are inclined to above areas but for lower budget, alternate could be in Bani Gala, Bara Kahu, Bahria Gold city etc (as seniors have advised above); in these areas you can get land at about 50 lacs/kanal to 1 crore /kanal depending upon location, inside a society or outside and distance from the main road, availability of gas etc.

Yes 8 Crore/kanal above my budget for a second home. And more importantly, being close to the hills/fresh area is high on the priority. The I expect I'd like to consider 2-4 kanals in somewhere like Bani Gala.

Hi Haseeb, unfortunately I don't have anyone in that area but did have a chance to visit Bani Gala and around; I was also looking for a small place for myself but could not finalize. Since my intention was to live there so commute to office and other amenities seemed too much of a challenge.

As always you have to follow buyer beware saying and do visit the area more than once, if you happen to be in Islamabad.

Haseeb, when you are evaluating, you must include Bahria Golf City as Pardesi has suggested. Though it is bit far off, and high on price tag, but nothing beats it in fresh air, scenic, and surrounding mountains. An exquisite place to live which is isolated, on murree expressway that will soon be linked with other Bahria projects. Another big plus is that you do not need a large house, as it is a wonderful community like setup. Secondly, you don't need to worry about its safety and maintenance, coze Bahria does it all. You have two options, a 1.5 kanal or 13 Marla ready house. Please check it as well.

I wouldn't suggest Bani Gala, it is very messy place and no mountains. For that, you can check out a much better place which is scenic, fresh air, but no mountains, Bahria Enclave.

Make a list and visit all places before you make up your mind.

When there is no gas in Banigala, one can imagine how scenic would the home look. When sewerage will be flowing on your street out of Neigbour's home, the air will be fresher.

Someone would construct three storey home adjacent to your home, it would become a great scenery.

For relatively low budget I’d recommend Bahria Enclave and for higher budget Bahria Golf. Also, you can consider CDA sector D-12 but facilities and security will be crap as compared to Bahria options.

Nothing wil match quality life style of Golf City. Seeing is believing.

I went to C-12 area which is known as Shah Allah Ditta probably. I had heard about Major Makhdoom plotting a lot so went there. It's available for 80 Lac per kanal for good plots.

No gas. Electricity also has some problem but I couldn't understand what exactly is the problem. Security is almost nill. Houses were quite nice and inpressive for that place.

It is scenic place if one gets plot on higher ground.

@ BR malik sb…Sir open land in shah Allah ditta is far cheaper than this society so why to buy expensive land in this so called society…Secondly that place is not suitable or living because amenities are totally absent at that place.

Yes. Saadi Bhai. Open land is much cheaper but one can only live with family in a place where some families are living.

Farmhouse type of living is a big security hazard. In case of dacoity, no neighbour close to know if there is any problem. Dacoits love such houses and relaxed in their activity :-)

Of course if one has big land and farmers with you, one can enjoy some security etc or one can afford security. But cost of security nullify the very purpose that it's cheap place

Amenities are surely problem.

Coming back to the original question, I think most experts have consensus about Golf City.

Bahria Golf City - all hands down if you can afford. I have personally visited it and Malik Riaz is also developing its own, his son and his grand son home there on top of hill.

Hi B.R.Malik, Salam thank you for your comments. I will certainly visit Golf City and add it to the places to research further; however, I do have strong reservations about living in a gated community and not sure this would meet my requirements (having some land to build my own second home). The descriptions of Golf City sound a bit sterile to be honest. Also it's worthwhile to have "the wind in your hair" so to speak and resolve challenges relating to services etc. I have been fortunate enough to have been involved in a number of development projects around the world and have not been shy about get things sorted. Anyway, thank you for your thoughts and enriching this conversation/question.

Haseeb sahib! Amenities and it’s challenging lack is entirely different than lack of security which I think is the biggest problem in current Pakistan … I myself do and would advise any brother to keep security on top of the list of priorities

Musafar sb, rightly pointed out... It sounds easy when u speak without being on ground but security will be a big problem once u land into wilderness like C-12...

Security should be first priority and than comes other things like FRESH AIR etc...

The man who has started this thread doesn't appear serious. From his comments he seems either too naive or just trying to waste everyone's time leading them all on a wild goose chase.

No one buys land for a second home and then goes about figuring out how he'll 'sort out' the issue of amenities and security. That's bizarre. Lol.
