I am thinking of investing PKR 5 million purely for investment purposes.
Investment size: 5 million Horizon: 2 - 3 years City: Islamabad
The goal is to maximize risk/return.
Zone 1 is already too pricey and the best i would get in that budget is probably a 4 marla plot in g-13 etc.
Zone 2 is still cheap and i can buy something decent in my budget.
B-17 Pros: safe investment, very good development, construction of margalla avenue will have an impact on prices
Cons: a little far, property prices have already risen considerably in last 6-8 months to incorporate the planned construction of margalla ave
ISLAMABAD ORCHARDS - MPCHS
Pros: can buy a 5 kanal plot for the price of 1 kanal plot elsewhere, mpchs development, close to wah cantt where price/marla is substantially more
Cons: very far from islamabad - 26 kms from islamabad interchange and roughly 50 kms from main islamabad (f-6) which could be reduced to roughly 42-43 kms when margalla ave is completed. To get the best out of this, another interchange on m-1 will be needed close to B-17 for easier access to Margalla ave. Could potentially give amazing returns in 2-3 years, but it's a gamble.
Others to consider - GULSHAN -e- SEHAT, PECHS, UNIVERSITY TOWN
All three are relatively cheap. I can get two kanals of land in my budget, but it's a matter of choosing where to invest.
Any thoughts would be greatly appreciated.
