Islamabad zone v investment / house construction choices

Good day. I need some advice from industry experts regarding preferred plot location for an investment of 9-10 million (plan to construct house later). Islamabad express highway side is our choice and selected dha-2 for same. My queries are:

@ shahzad sir…No match of anchorage with dha 2…You should buy a 1 kanal in M block if you want to construct after 4 years…Another option can be to go with K and L blocks but for that you have to increase your budget…For living bahria is also good but dha also offer investment security.

For living purpose Bahria is best and other hand Dha phase2.For investment Dha phase2 K to Q blocks are the best option.

@Saadi You’re saying to increase budget for 1 kanal plot in K block of DHA Ph2, 1 kanal in K not possible in 10mil. Now?

Sir thank you for your reply. Actually K L blocks are really preferred choice but the way rates increased in last 6 months and reaching almost comparable with D and H blocks have confused me that it may get fixed or bit reduce after some time. Do you think blocks K - Q will have edge over A - J blocks section after some time in terms of quality services? Thanks!

Agree with the point that bahria has better services for living but don't you think isb express highway after road extension will become great location and easy assecc to isb. Also bahria 8 being bit far from main rd and its overall dropped prices have shaken the confidence for me. Please do guide, Thanks

Shahzad brother in behria phase 8 you can buy 10 marla plot with pocesion 4 to 5 million range. Same plot was in the market for 6 to 7 million in December 2013. So now the prices are very reasonable, specialy when you have with pocession. One of the best place to live in twin cities with very reasonable price tag. Phase 8 surrounded by DHA 1 and 4 so the future is bright. 10 marla house with A class construction will cost you 130 lacs. My analysis purely based on for living purpose only.

@ hamza..Phase 8 is not suitable for daily commuters to islamabad..It is very artistically developed but its location is a big minus.No comparison of location with dha 2.

@ shahzad..Sir D H are way expensive than K,L blocks and they will keep on increasing their prices..Mark my words sir.

@ curious anon..Sir good plots vary from 110 to 125 lacs in K,L blocks..There are some not so desirable location available for less price.

As i told you that at the moment Dha phase2 K to Q is best for investment because of good location but not for living.It will take time at least 3 to 5 years for livable.

Bahria phase8 C,D,E and F1 still good option for living purpose because of less prices and with all facilities.I agree with SAADI bahi about far location

I have investment in Dha phase2 but i can't live there so it's depend on you.If you can wait 3 to 5 years then Dha phase2 is best option because of good location,easy access and in near future advantage of signal free expressway.

Sadi bahi sir ya location wala plus ager phase 8 main add hota to same plots are definitely around 8 to 9 million.

If someone's not working in ISD then phase 8 is first choice within limited budget. Same case with overseas friends.
