Jinnah Garden - Federal Employees Cooperative Housing Society (FECHS)
Jinnah Garden is another housing society along the Islamabad Expressway in Zone-V. The society was established more than a decade ago and is run by a cooperative of federal employees hence the name Federal Employees Cooperative Housing Society. This organisation also has some other successful projects in Islamabad.
The society is around 14 Kilometers or 20 minutes drive time from Faizabad Interchange and 10 Kilometers or 15 minutes drive from Chaklala airport. The society is adjacent to Navel Anchorage. There are two entrances, one is from the highway passing through another small society and the second one is from the Naval Anchorage road that links Naval with Highway.
Jinnah Garden has plots of three sizes i.e. 3060 (8 marla); 4080 (14 marla) and 50*90 (kanal). Marla of 225 sq feet has been considered for conversion. The society has two phases called Phase-1 & 2. Phase-1 is mainly possession and Phase-2 is mainly files.
Plots on one side of main boulevard are at a relative high and are considered better for construction . The other side is low and also has depression at some locations. 30*60 plots are available in the range of 32 to 40 depending upon location and condition; bigger plots have higher asking prices.
Occupancy is limited to a few streets; don't recall the street numbers but if a person happens to visit the area the housing cluster is very visible in these streets. Overall occupy is on the lower side. Electricity and gas are available. Gas was provided to the society about a year ago and the dealer mentioned that occupancy rate has improved significantly after provision of gas. Did not have a chance to talk about water but overall situation is not good in most of the societies around the highway and one must check before making any decision.
The area has decent potential but various things to be considered before making a decision to buy for construction or investment. Files are not recommended as these could be problematic as there are a few issues with availability of land for non-possession plots and due diligence is highly advised. Area is live-able as several dozen families are already inhibiting the society. However, construction for selling purposes could take time to materialize, similarly rental value and rental options are also limited.
@Syyed, What about other problems like electrical wires on the streets, sewerage & drainage system, railway bridge etc.?
I have personally visited many times and I have seen shortage of gas supply to some area (Phase 1 near commercial area) and also live electrical wires on the streets.
Dear Usman, I visited in the evening, i did notice wires at a few spots but can't say if this is an acute problem, since you have been visiting more frequently so your observation stands more reliable.
With limited construction cannot say of sewage issues at this stage and it was not raining so drainage could better be judging when there is rain.
Yes, at one end of the society there is railway bridge and interestingly that side of the society is decently populated except some of the plots very close to the bridge.
As to your mention of gas pressure issue, I think this could better be commented by someone who is living in the area. And unfortunately several areas within Islamabad and Pindi are facing this problem. Are you aware of any specific reason of shortage or is it the general problem faced by some areas.
When I visited the Jinnah Garden, somebody told me gas excess to some area which was near commercial market. That was strange to know. I am talking about gas availability not a gas load-shedding. However someone do search again if interested to buy there.
I'm not sure how the society behave after couple of years due to improper management issues.
