Is this a good investment? What is the current cost for one kanal?

Sir a kanal plots in g-15 costs round about 10.1 million…It is a good investment …Btw it is in zone 2 not in zone 5…

I’m asking about their scheme in zone v not 2 thanks

@ saadi, aliahmed mentioned zone v jkchs. Zone v development was going at good pace and theire were rumours that possession would be handed over at the end of the year towards nov / dec 2013. But unsure whether true?.......... If true then good investment. Anyone who has visited the site recently can advise?

Zone 5 jkchs is adjacent to gulberg. Just off Islamabad expressway roughly 8-10 kilometres from existing airport. Check it out and let us know about development etc…

I am being offered 1 Kanal plot here for 11 lacs - is it good price?

Dear Ali total price of one kanal (500 sq yards) plot is 742000 ( 370000 cost of land) ( 372000 development charges) and profit is almost 2 lac so according to market price should be around 942000 app. Its an average place for investment as u have to wait for a long time may be 5 years, it will be good after gulberg express highway. But its a fact that purchased almost maximum land and there is no other piece available in that range.

Also @ syed bhai, are their not 2 prices for old booking and new booking? what is the current development status of jkchs zone v? does it look promising of being completed by deadline date or have they stopped development?

What is current price of 7 marla and 10 marla? new booking or old booking plot files? current status of development?

@ aliahmed - it appears that no one has any news regarding jkchs zone v on this forum. So best option now would be to contact a couple of trusted estate agents dealing in jkchs zone v and find out the going rate and what happening in terms of development etc…keep us posted of what you discover!

Dear brother there are 2 kind of bookings old booking and new booking, there is no sale purchase in new booking as already prices are high and its almost 2 to 3 lac costly as compared to old booking. Currently profit of 30 x 60 and 35 x 70 old booking is around 150000 as zone 5 market is slow now a days. Development work is doing there but v slow , infact zone 5 need a proper way they can use gulberg express highway but its no functional,current access of zone 5 is the main drawback of this scheme.

@ syed saab, so what your saying is there is no road access in to jkchs. Only option is via gulberg expressway? so then, would gulberg be better to invest in rather than jkchs zone v? also how far have they got in terms of development since its at slow progress.

I thought jkchs announced they would have there own expressway?

Jkchs managemnt annouced few months ago that they will get there zone 5 access direct from there zone 4 agro farms schemes but no practical work on it. Currently they only way to approach zone 5 is a 20 feet wide village road on which u have to travel almost 6 to 7 kms same road is currently using for gulberg residencia. After express way zone 5 will be better investment then gulberg :slight_smile: as there is a huge price difference and from gulberg express way end , zone 5 is hardly 1 or 2 km.

Do you have any idea of when the development work would be complete as I have heard rumours that apparently people are not paying development fees on time hence slow work?

I’m thinking of purchasing the old booking file here next week. Any thoughts?

Well from what brother syed has described. Its a long term investment as until road access is sorted you wont see a good return until then. And development is slow hence long term term you will see good profit rate after developed and road access is sorted.

Also I heard rumours that possession of one block is expected around dec 2013…don’t know whether this is true or not? if it is true which block is it?
