Need a flat or small home in DHA Karachi

I am an overseas Pakistani, living and working here in Qatar. I want to buy a flat or a small home for investment purposes and my range is 20 to 25 lac. I have 10 lac now but if I will find something good I can take a loan from bank to reach up to 25 lac. I would appreciate any specialist advice in this regards please…

Qabza Mafia? Land grabbing is an issue with ‘vacant lands’ and properties. So the advice to you, my friend is, to find tenants as soon as possible. If you have a hard time finding them, then it is best to let to some relatives who would also look after your asset while ensuring a steady stream of income. :slight_smile:

Tenant also cause problems in vacating the flat when needed! What would you say for this? Can some one do it for me? I mean finding a trustable tenant and renting my flat while I am abroad? I can pay for this service.

I could do it, not as a service but as a favour but unfortunately I am not in Karachi. Your best shot could be your relatives or people who you can trust, like friends. Hiring someone's service again isn't really a way to ensure their trustworthiness.

A guy on this forum, KK, is from Karachi. Let me ask if he can be of assistance.

Dear Nafees Bhai, I am also not in Karachi, but would be coming on Eid insha Allah! I dont have a single relative who can go there and live for me, as all are settle in their own homes/flats. Besides, I dont really find a trustworthy person whom I can trust for living and paying me the rent in my apartment. (BTW, Where do you live?)

What service mate? If you check my posts you will find I'm not estate agent. For rent collection? Bro why you want to trust me? For you I am just name on forum. It's not wise to trust everyone. For rent collecting if you don't have any relative or friend in Karachi no problem. Check my this thread. Hire the lawyer and mention the account number of your brother. Tenant will deposit rent every month there. In DHA qabza is no problem your investment will be safe. Nafees Bhatti's link has some good flat options regarding your range. For best deals also check Dawn Karachi real estate on Sunday's. Now going to round up all Karachi relating thread.

I really appreciate your positive and neutral advises to this forum, where Pakistani brothers who are working abroad and think PAKISTAN as their destiny, thereby for investing their money to live peacefully in our country can for sure, benefit a lot! I would say even for such advices, people are charging costs in Karachi.

@ KK, Brother, I wouldn't ask you to do that service for me like renting the flat and collecting rent. I know, I should be hiring a legal consultant / Lawyer who can prepare the relevant papers and then we can move forward. The question was, since you guys are here from quite a long period, had you have any person showing interest in extending such service by which, he can earn some money too?

I still don't believe even if we hire a lawyer paying him handsome amount as his fee to prepare the papers and make the tenant abide by all the clauses of Tenancy Agreement can work in our country. Nevertheless, people with good and positive thoughts are still available. But overseas Pakistan may not be able to spot the right person in this regard as they barely come to Pakistan, say once in an year for 30 days (may be!)

I wish I could meet any of active member here in Karachi in Aug or Sept this year. Any thoughts?

On the link you provided me to seek the property in DHA within my range. I found something strange and need your advice on it. The ID: 98451 for a flat of 1800SQFT of 3 bed in Phase-VI, Bukhari Commercial, DHA, Karachi Price is PKRS 987,654/- asking to pay 25% and rest in easy installments. I sent email to them to inquire more about the remaining balance and loan of bank (if any) but they never replied.

Any thoughts?

You are buying for investment or for living? As for investment DHA reach its peak so if you can wait 1 more year no problem until than country situation get better too as in Karachi everyone who has an option is thinking that if this government get another term, they can forget about investment. Pack up everything and run away from Karachi (Anybody who works in Karachi will get my drift can't explain much Zameen will delete my post)

Your idea attracts me as I always looking for good business opportunity and worked in estate agency in Defence some years back so property is my love but can't help you as if you are going for bank loan. I avoid everything which include markup (just personal fanda). The property you were asking about is many months old but good point this is offered by estate agency so they have this or any other of same type but remember last time I checked an project in DHA on installment and you know how much installment was? Rs 395,000/Month. That's ridiculous. It's another trick to attract buyers on name of installment.

One more thing to remember which here all contributor discuss that people here asking much more than real market price as they know most of these internet forum uses by NRP who don't know much about real market prices and they want to exploit it. It's sad but true so never depend on prices you get on net. To sum up all of these for you if you still wanna purchase wait until you come here, check property yourself so get better idea of it and surrounding areas, draw an papers by lawyers (easy and cheapest way) or put estate agency to find and collect tenant and rent for you on some charges (this practice is common in DHA) and bring your brother who works in Navy with you better present him as main party. Intimidation is also an good deterrent.

I am glad to be of service and you are always welcome. As for your query, although almost everybody has an email address but it is hardly ever used. Sellers on the forum especially do not check their email all that often. Best to wait for a couple of weeks and see if you get a response. If not, then you can ask your brother to contact the seller on your behalf (if he has shared his telephone number that is).

On a serious note, I myself was surprised about this query that Faisal actually wanted to invest in Karachi. Any interest in Karachi's market always comes as a surprise to be honest. But I don't understand one thing. For 26 years, Karachi has been plagued by MQM (that is to say they win regardless of the 'methods' they apply). Whoever forms government in the Federal is kind of irrelevant. Nahi?

Wow politics. Mate it will start another debate which I always avoid. I am believer of concept as Karachi is economical hub of Pakistan here all politics and parties should be banned and deport all who want to do politics rather than some productive work. I believe politics is the greatest public service but in countries like Pakistan and by politicians we have its just greatest self service.

Can you please let me know if Ahmed Royal Residency Gulshan-e-Iqbal VIP Block 11 is a good place to buy the apartments? This is their website.

They have 146SQY Flat Ground Floor, 2 years installment plan at max and total value is 53 lac for 5 bedroom apartment.

It’s 1 unit bungalow project. Do you believe the map they mention true? By this map its just behind customs bungalows which I know well. Pretty good area but no public transport. If your entry point is same as customs then good if from metro its near just avoid it. Actually if anywhere less than 1 km to Hazara Goth just runaway. Rest seems to me okay as @53 lac decent I like 350 yds @75 lac more. Check KBCA its completion date is 2014 end. Patel is not bad name either.

Do you see any positive returns in this investment? On the other hand, if I increase the budget and look for 70 lac for a bigger house say 350Yards, where do you see I can get it? I am planning to visit Karachi on Eid insha Allah and would visit all those which you advise me to have a look from both investment and personal residing point of view.

I suggest for living purpose. Investment wise not wise decision. You have to pay next 2 years than can put on rent hardly over 30000 (less than 0.5% of your investment) and after 5-7 years you need to put extra money for renovation. If you can afford that range better check options in DHA. Easy to sell,more easy to rent out and on better value than rest of city, investment secure. Open all your options for flat, portion whichever return better.

If I were in your shoes what should I do, hard way but best option. I will purchase 120 yards plot in Phase 5 DHA for 35-38 lac, construct with remaining amount and put on rent as house rent more than flat. After 2-3 year built upper floor too and put it also on rent. Easily get 1% return per month on my investment and its value increase year after year in safe heaven of DHA.
