I want to buy plot somewhere in Pindi / Islamabad. My budget is 80 lakh including construction. Please suggest where to buy the plot.
After the construction , my plan is to put on rent.
Because you plan to rent out your home, you need to go to a place which is
(i) close to main Islamabad; and (ii) reasonably populated.
Keeping that in mind, i would suggest that you try to find a 40x80 (14 marla) plot in f-15/1 (JKCHS). You may be able to find something for 40-45 lakhs with possession - if you are lucky. If it is a level plot, you can build a single storey house with the balance 40 lakhs. If it is a depression plot, you will be able to make a basement and also partially the ground floor.
The other option for you is to go to zone v and buy a plot in police foundation, Pakistan town, Korang town etc. But JKCHS is a better society and at a better location. Therefore, overall, for rental purpose JKCHS is more appropriate in my view. It is close to Pindi and Islamabad. This society has approval for one-way access to Kashmir highway which is going to be a wide 8 lane road due to new airport.
Please also comment about Navel as well.
Naval anchorage is also a good locality for living and you will find cheaper plots; but if you are looking for rental value, JKCHS is better and has a more bright future.
This is because zone ii is closer to the new airport, closer to motorway and also not very far from Pindi. You have to bear in mind that new roads will connect main Islamabad zone i with zone ii. For example Margalla Avenue is already started, Kashmir highway will be widened and at some stage in the future a road from f-10 will cut through gt road and enter zone II.
