I purchased a 5 Marla plot in m block of PECHS Islamabad a few months before, now its time to pay the first installment, I am confused if I should pay the installment or get rid of this plot and buy in some other place like Top City etc or does it still worth it. I can wait for 5 years.
Dear S-khan may be some of brothers will not agree but top city and mumtaz city is better option then pechs currently and if u can move ur investment inshallah it will give u better results

I visited PECHS and top city 2 days back and i was surprised that how people defend Top City. Apart from that i have taken information about the road access to these colony through my uncle in civil avaition. After my visit i observed few things:-
- PECHS Road to Airport is still open and it hasnt been decided yet to close it . Through that road i reached till airport gate
- There is no route from Top city till now and all people are lying about the access.
- The standard of development in Pechs is way ahead to Top city. I have even seen street and House No in PECHS near the airport.
- After that i tried to go to Top city but was so much dissapointed to see the top city. There is no proper entrance and there is written on all "Welcome to top city" and after that its a raw land with mud all around and there is not even a single house or brick constructed over there.
- As per my uncle who works in FWO at airport he said that PECHS has bought land which will have access parallel to top city and it will go to airport.
- Laslty he said that as per agreement in 90's when airport plan was laid, there will be no access through airport which will come fro zero point to kashmir highway and then to motorway to any society and there will be boundary wall across all socities for the security concern.
I am not saying which one is better or not..These are my observation and Top city has been sheer dissapointment. I have taken pictures and i will share with you as well
I agree with Syed Ibrahim on this one. However, it may not be a bad idea to keep it now since its one of those societies that is close to the airport.
Top 3 societies that are worth investing as follows: 1. Mumtaz City 2. Top City 3. PECHS
In that order so prices will rise soon. If you can pay the instalments then do, if you cant like myself whom don't have much liquid money and must always sell other assets just to keep the existing, only shift one investment to the next to pay for instalments. Choice is yours really!
Thanks brothers for the answers. I was worried that it might be a closed chapter, but if there is still some chance of a good return in couple of years than i will keep it. Also I think it will be very difficult to sell this plot of PECHS at this time, so i guess i will pay the instalment.
S_Khan, I have been saying this for a while now, PECHS is the best option to invest purely because you can see things on ground there, they delivered K block last month, and they have started work in M block as well. You can clearly see all the infrastructure development in PECHS, whereas Top city and Mumtaz city have not been able to live up to their promises. You can invest in Top City but before doing that, plan a visit and grab something you can see physically, instead of something just in the air.
Top city for me is good for agri purposes :) .. All you can see is grass, mud and lost hope everywhere

If you can wait for 5 years, it is best investment in my view. Just pay ur installments as per time, once the airport will get functional and the area will get populated, you will get good return. I am hopeful that 5 years, is a good period for airport getting functional. Regards

On ground realities in M block in PECHS are also mud and dirt so ground realities there are not assuring? Obviously if development is ongoing, then whom are we to complain. Its when development stops is when members should start to worry!
No sir I did not mean that… People invest in bahria projects blindly because tgey know bahria will deliver on their promises as they previously have… Pechs has already delivered blocks A,B,C and K. Dont know about the rest. People have trust in them because of this. If they have opened up M block, people ca. Be assured of its development based on past experience. On the ssme note, Has top city delivered anything solid yet? Or its only false promises being sold? The same thing they have been doing for soo many years
Yes I agree with you Tahir to an extent.
However, when investing in low branded such as Top City, people must take calculated risks to reap in the rewards.
Top city has been gaining a lot of attention this past year when development was announced, its been in full swing since. They have not taken a backward step so far, however, their development standards are questionable as they are using a unknown development company.
I do agree and I have noticed recently these past few months about a hype being created about TOP CITY, however, it is rightfully created since the road access is cutting directly through. Since it has been confirmed this year prices have rocketed, plus the speedy development has added the icing on the cake.
PECHS was a good choice for investment purposes back in Feb this year where they gave possession to earlier blocks and file prices were on about 12 lakhs for 10 marla, now they are double the rate hence why most of the juice is squeezed out in terms of investment point of view. How much further will they increase? Once possession is given most of the juice is squeezed out. Even though its a co-op society and has development which gives it an advantages, however, main drawback is road access as there was a false statement that apparently PECHS would get some sort of access via Kashmir Highway, however, their is no news about this and no sign of it either. Instead now dealers a suggesting that PECHS will have direct access to airport via airport gate, however, this does not seem to be possible because if they do get access it will cut straight through the car park, which is not possible. In terms of personal living PECHS maybe good, but as a result of this road access is restricted. Therefore, TOP CITY AND MUMTAZ CITY are main beneficiaries of road access hence why they are better in terms of investment.
Don't get disheartened brother. I am not a dealer, nor am I an advertising agency like most people on here. Check my post of NEXT BEST PLACE TO INVEST NEAR NEW AIRPORT for full break down and read every single post for progress, and we came to a conclusion that in terms of investment Top City is the best. For personal living Mumtaz City is the best along with Pechs.
