I believe Safari Valley is quite hot and prices r increasing their a lot …
At the current prices there is not much investment value left in the short term, but if you want to build your home there then it is more suitable now.

Yes i did To be honest i think safari valley has excelled in ph8 ....it will definately slow down but there is still time to make some money before it gets stable....i would imagine there is still 6 months to a year b4 it gets settled down in prices

I know when 7 or 8 marla plots were selling for 7 lacs in Safari Valley. As the area gets more populated prices could increase gradually but in the last 1 or 2 years prices have gone up about 3 times so I cannot see that momentum being maintained, so prices should become stable for a while. Many middle class families cannot afford to buy plots at these prices and it is only the dealers and speculators that are playing the game now.
No Mr. Ali no future development charges will be impose on u. And Saffari valley is ready to built. And prices differ in each block and according to location. I know only umer block rates which are going 38 to 50 lac according to location.
Abu Bakr, Umer, are best blocks. Safari valley is developed and ready possession, prices are high, but even if the market falls, it will not depreciate for developed plots in Phase 8, such as Safari Valley. File prices may come down.
Usman block is not bad aswell and i believe after all this price increase dust settles down usman block will be a better place to live in but as Mr. Nasir has said follow his advice because i believe him to be an expert in safari valley...

How is H and I block for investment purpose?
The average price in phase 8 is about 4-6 lac per marla, can anyone guess if there will be further gain and how much ? Thanks

Shed some light on Garden city as well please.
Safari valley prices are at its peak almost. So for short term investment its not suitable now. Safari valley is suitable for construction business at this time.
investment in I, L, K is reasonable now (within two weeks) as these blocks are near to possession and each plot will fetch you 5 to 8 lac in two to four months.
Garden city is equally good for investment , but for atleast one year and that too in the zones like 8, or 9. The rest of the zones will take even longer.
F2 and F3 blocks (10 marla price is about 40-45 lac) are similar to garden city in terms of profitability and time frame . I.e. Will raise to 60-65 lac but upon completion of development work and giving possessions.
this is based on my recent research and i have personnaly opted for block I. 10 marla.
