Plot in dha2 for making house

Dear all, aoa
I want the advice of forum members on how to best utilize a budget of 120 million. At present i think on many line

1. Forget the future, buy a one kanal plot in schemes like soan garden / cbr etc and make a single story house for living, which i dont have in islamabad.
2. With perhaps some more money buy ten marla house in bahria town 1-6 or construct myself after buying plot
3. Buy 1k plot in dha2 e,g etc and think of making a house there after gathering some money.
4. Buy 1k plot on l,m,n of dha2 and construct a house there ( i am not sure if it is possible and livable in next 6-9 months)

As you see i am still confused and perhaps afraid of constructing my house and instead buying a plot. And another confusion is having my own house now without any thought for future value and the otherwise.

I hope the comments of experienced persons would make it easy for me to take a decision.

120 million or 12 million ???

I suggest if you want to construct home then dont wait and purchase plot as soon as possible.

If you can wait 2 to 3 years then go ahead with 10 marla N and P blocks.

Other option would be gather some more money n buy 10 marla home possibly in bahria or if u like zaraj housing is not bad.

It would difficult to get a good plot in DHA2 for 12 million. I have recently bought one in G block for almost 13 million.

IF your intention is to build the house for yourself and short span of time than go for 10 marla plot(bahria phase 1-7 and some places at phase 8 or DHA 2 and DHA 1) and find the good contractor and honest contractor and build the house. But if you have no trust on contractor than you should be present there for all the time to construct.

Secondly if you dont have the trust worthy contractor and no time to construct than buy the house straightaway. Like in Safari valley 7 marla houses is between 11 to 12 million which are good construction but some cheap houses 10 to 10.5 millions are available within your budget.

Or you can go for 10 marla house but than its above your current budget.Good houses are betw 18 to 22 million depending upon the interiors.

YOU CAN BUILD YOUR HOUSE IN SAWAN GARDEN, P.W.D, DOCTORS COLONY, AND JINNAH GARDEN WITH 10 MARLA LAND VERY EASILY.

IF U LIKE TO BUILD UR COMPLETE HOUSE YOU DONT HAVE ANY OPTION EXCEPT THESE SOCIETIES

i have narrowed it down to buying one kanal plot in dha2. I see price range 1-1.3 crore, so far i could not find any appropriate definition of a good location. It could be based on personal choice, so how about telling me what would be a bad location, so that i could avoid that. The rest might not be good but certainly not bad.

According to me good location would be:

1= an area where there is no natural depression (i am not talking about plot depression). Not good especially during rainy seasons.

2= height location plots if you can find one or atleast the area should be on some alleviation.

3= no main blvd plots in front of main roads.

4= no plots in front of high rise buildings or apartments.

5= not in front of school or main markets.

6= no big transformer right on the face of you plot where you intend to make a gateway.

7= no villages nearby or plots in dead ends. In simple words the easier to direct someone to your plot location (like a guest) the better its location is.

8= no buy in front of high tension wires etc.

9= choose block where good families live (mean rich ppl)

In DHA 2 A-H blocks for any plot to be considered good location should start from atleast 135-140 lacs. Anything below i think is just okay.

Good points Arshad bahi.In my opinion 2 to 3 years time period Dha phase2 K,L,P and Q are the best options because of expressway and nearest to Islamabad highway also cheap than A to H blocks.

Main blvds are not that of a problem depends upon your mindset. They have good approach but the price tag is usually not justifiable. In DHA 2 you would usually find main Blvd plots around 160+ lacs easily.

Problems that there can be too much noise around a lot of time. Usually no privacy and especially in DHA 2 you would see there are small internal lanes connecting the main blvd plots apart from the main double roads. These lanes can sometimes be annoying in terms of safety if you have small kids as these lanes are used by vehicles most of the time.

As far as i know the only point where big plots on main blvds are pleasing is where you don't have big plots as you move deep inside an area like CDA sectors. If you have visited any you would see how the big plots on main roads look so appealing but as you move deep inside you would get a feeling that you wouldn't have ever visited this place.

In DHA whether on main blvds or deep inside streets and lanes you will find all 1 kanal plots around.

Yes Nadeem bhai is also right. If you can wait to construct around 3-5 years than dha 2 K-P blocks are much better as you would get a much better location plot in your budget of 12 million.

Nadeem bhai kindly tell how much is K-P populated in terms of % based on your recent visit.

By the way i think good blocks are B,C,E and F.

Dha2 is a feasible option in this budget particularly if you can wait for some time,better to go for a good location 1 kanal in K,L blocks.

I agree with arshad sb for all the characteristics of good plots except that high tension wires point because they are installed at safe distances with calculation so no issues.

Saadi bhai can you tell by the way which one is better for investment A-H or K-P. I think K-P, though rising, may never come at par with A-H, A-H will always be ahead of K-P in terms of price. Aap kya kehte hain?

Sir i personally consider A-H much better than K-P as A-H will always be the benchmark for the rest of the sectors.

We can't compare A-H with K-Q but investment point of view K-Q is better and for living purpose no doubt A-H are the best.

I think after three years time period there is no difference between A-H and K-P.

Thx saadi and nadeem sb. Nadeem bhai this is a bit confusing though. In terms of location i think A-H is at more advantage like too many access points to gt. Road and closest to saddar. Direct passage to Isb through Isb expressway while K-P needs to make a U-turn first. After 10 lane expansion who knows where the U-turn will be?

Also in terms of other commercial activities all happening in A-H like proposed circular commercial near E block, then we have WTC etc.

Above all i remember Saadi bhai telling once on some fourm thread that A-J has still a lot of room for construction. I think it is still about 45-55% vacant. If so that means plots are getting short with time and will become expensive as well.

So don't you think A-H is still better from an investment perspective cum living?

Also has there been any construction activity going on in K-P in any blocks where no. Of houses have increased than before by some large number? If yes that is okay but if not then on what ground K-P is gaining so much?

In my opinion K-P access through gate no-11 and Dha expressway is much better than A-H.

When i visited i saw many houses in K block and some houses in L block.Development is in full swing in P and Q block.Perdasi sab shared some latest pictures on facebook.I like to clear one thing K-P is much better for investment.
