Property guru's can you please explain the scope of cda park enclave 2. What are the future prospects of the project, and if there are any chances to sell the plot soon after balloting. What do you suggest.
Park Enclave 2 has a perfect location and is all set to be an elite sector of Islamabad. If you can afford it, go ahead with it. I personally regret by not investing in Park Enclave-1 which has doubled in value even without possession in 3-4 years.
In this site, you wont get any feedback on Park Enclave 2 because Most of members are Multi, Bahria & DHA dealers.

Well said Sheikh sb, despite CDA’s poor performance, its plots’ prices remain high. Plot prices in G-13/G-14/D-12 are quiet high…none of these CDA sectors can match bahria or dha’s living standard but yet CDA plots are expensive than anyother society…

I knew that sentiments of DHA/Bahria dealers will be hurt. I also have investments in DHA/Bahria .... But lets be honest and face the fact that both DHA & Bahria can not compete CDA in next 100 years as far as price appreciation and location is concerned :)

Yes, location of Park Enclave is no doubt superb....
It will be very nice place to live in the future...
The standard will not be like BT, but still acceptable....
I agree, it is good investment, all those who can afford it... Don't see any immediate price appreciation, but will increase as we saw in the case of Park Enclave 1, with 3 to 5 years time frame and with development.
I hope k Sheikh sb ki topon ka rukh kuch meri taraf se hat jaayega... Os k dil ki baat jo kehdi mai ne.... Aalam Panaah jaan ki panaaah chaahta hoon.

@ Sheikh sb…Sir first of all i am open to accept anything provided that it is proven logically.Secondly roi remained greater in dha than PE…Thirdly it is still a raw piece of land than what is the purpose of having such a plot.Fourthly you will shortly see dha 2 competing with cda…Fifth houses in dha are selling as high as 4.75 crores then it is already competing with islamabad as you can get a good house in i-8,e-11 in this budget.I would not rate PE as a very good investment.No doubt it has prime location but nothing else.

First of all grab u your glasses and read it again as i said "as high as 4.75 crores" mtalb urdu main iska yeh hai kay "mehngay se mehanga".Understand! Ya koi teacher hire kara kay doon sir angrezi ka.
Secondly this figure of 4.75 crores does not mean to say that you buy a damn shitty plot on boundary or average location plot,construct it and your house will be sold for 4.75 crores..
Thirdly i said that roi in dha remained greater than PE which was under discussion...Then i am really going to prove that.I hope you understand some basic maths.Park enclave was launched for 1.2 crores back in 2011 and at that time average price in dha was 50 lacs..Now average price in dha 2 is 145 lacs and in park enclave its 220 lacs on average so you do not want to earn 95 lacs on the investment of 50 lacs but you want to earn 1 crore by investing 1.2 crores. Hmmm 'wise investor'.ROI Percentage calculate kar len dono projects ki..Nahi aati tou bata dijiye woh bhi kar doon ga.
Fourthly 40x80 plot size in islamabad has same covered area as 50x90 in dha so both have same accommodations and construction cost.IF 'IF' you really have a triple storey good location house in dha 2 then its worth is surely 4 crore plus.My uncle just sold his double storey corner house in sector C at height location for 4 crores. I think one can easily get a 40x80 house with same accommodation as kanal of dha in 4 crores in I-8 and E-11 where you have 'carpeted roads' and no 'majjain'.
Once again i am open to positive discussions as i neither own dha nor cda is my rival so have positive discussion instead instead of posting useless sarcastic crap.

@ musafar sir.I always want to contribute but presenting the situation this way that i have some vested interests and that i will lie for monetary gains definitely deserves some strict response. Rest as sayeein sb says"market smart hoti hai" so how dha and PE performed is infront of all the people and i don’t further need to elaborate the situation…Btw i have presented a detailed analysis in above post and these figures can be cross verified by anyone.
