Suggestion for 4-6 million investment in islamabad/rawalpindi

Dear sir,
I want to invest upto 4-6 million rs in islamabad/rawalpindi property? Can someone suggest what is the best option.
At the moment, i am thinking about bahria enclave residential plots. Can you suggest which sector and plot size is better?
I would like to invest in a commercial plot. Can i buy one in this amount?

Go for cda sector c-16 in zone 1. You can get one kanal good location plot easily in your range. But nothing on ground yet, but development work started in c-15, so next will be c-16. C-15 you can get good location plot in 85 to 90 lac. I have confirm plots in c-15 and c-16. Only affectees limited plots available in market, once CDA does balloting it should go to 1.2 crore. Rest Allah knows best, we can only suggest from our limited knowledge.

What about 10 marla plots in c-15 and c-16?

Mujahid sb, If you could manage 10 marla plot in Sector G in this budget, it would be good investment.

Otherwise, you can go for 8 marla in Secotr G and Sector N.

I would not recommend C-16. C-15 is good but out of your budget for 1 kanal.

@ Asif. CDA sector investment is more secure, no doubt and no comparison with any private society, but the main problem is CDA has not developed its sectors in past but private societies did a great job in E-11, G-15, F-17 and B-17 etc.

With 6 million budget what are the lucrative investment options with the holding power from 3 to 5 years.

@mujahid! U can buy 8 marla in N or 2 5 marla plots in sec N or sec i. These are good, have potential and are easy to trade.

Asif sb, investment in CDA sectors is safe... But CDA has lost credibility in terms of development... CDA is not been able to develop some sectors launched few decades back.... So the progress in prices will be slow and steady...

If you are looking only at CDA Sectors, then, I think you could bye in I-11, 12, 14, 15 and 16 in this budget.

@Alrana, in c-15 kanal plots on main margalla avenuerange from 1.1 to 1.2 crore. Normal plot u can get from 85 to 95. Average location plots in front of 25x50 you can get in 77-80 lacs. I have confirm second transfer plots in C-15,my contact, 0331 3564555.

@ asif, in 6 million DHA is a good option but you can also consider C-16. Kanal plot u can get in about 47-60 lacs easily. Best of Luck.

Rehan sb, what are your views about 5 marla files in C-15?

@ Mr Khan, 25x50 files in C-15 still not transferable. But once transfer is open it is also a good investment. Keeping in mind heavy machinery arrived at site of C-15 and development work started, the rate should rise in a steady manner.

But people are doing advance agreements for 25x50 already. What is the prevailing profit in the market for those kind of advance agreement for sale/ purchase?
