Sui gas phase 2 question:
I visited sui gas phase 2 society and i am quite interested in buying blocks whose possession is already given
However, there is one concern regarding this society, block a and b 60 inch roads have a small sewerage nallah passing through the middle (this is how it currently looks like). On the other hand, all the important locations of society like play ground, main commercial area and central park are also planned on same sewerage water passing by. So, this sounds quite illogical that society will plan its important locations on sewerage nallah passing nearby.
Upon inquiry from different sources, different views are coming up
View 1 , it is just a barsati nala which will drain away rain water
View 2, it takes the sewerage of sharif medical complex and will remain constant
View 3, it will be a small canal with clean water.
Now my question is from the property experts who are dealing or have visited sui gas society that which view is more authentic and official ?
This is a big issue which quite strangely is not discussed on zameen.Com whenever there are blogs regarding sui gas phase 2.

I purchased a plot in E block in sui-2 this year... As far as my knowledge view-2 is correct. But hopefully by the time development will proceed in the society, that line will be covered up, i mean it will not be remained an exposed nalla. Hope so.
Can you kindly update about the current block wise rates there which you are getting from dealers ?

As per my recent visit there during these days, there are no electricity poles except for Block A, B and C . Hence on safer side, I am more interested in Block A, B and C but downside of these blocks is that these are near to Nallah .
The charges are different w.r.t location, main road and corner blocks
On Average 40' inch road corner plot prices are 36 lachs in all blocks
60 inch road prices are around 40-41 Lachs
100 Inch road prices are around 35-38 Lachs
E and G Block prices will shoot if there is Permanent link road from Sui Gas to Bahria(and vice versa) However there is not any such road as of now

I bought my plot (475-E) in feb2015 in 34 lacs... I have heard that prices in sui-2 have somewhat reversed a bit... Like mine is now somewhere at 32-33 lacs..
You are right.. E and F block have a great great potential in the medium term.. Like 2 to 3 years... When the area will start getting populated and there will hopefully be a connection with Bahria then. But so far there is a total wilderness that surrounds the entirety of this society.
