I am salaried person and have saved rs18 lack, please suggest me any area where i can invest in or build a house after 3-4 years. Please guide me sincerely…

Abdul Qayyum sb, agree with your suggestions if the location of Phase-8 BT is suitable to his working area.

In Gulberg he will not be able to get any plot in 18 lacs which will be livable in 3 to 4 years.

Gulberg is really a puzzle ,i think any one who claims anything regarding gulberg is just walking with the wind and thinks the direction is right, may be "they may find themselves right in the end" BUT, there is a puzzle and i think it can turn either way.

If BT phase8 can fall that much ,and also B-17 ,then you must have some exceptional judgement power for any purchase at the current exaggerated rates in gulberg residencia.

Bahria phase 8 will rise , its not just a wish , rather some ground realities can guide us in this regard.

1=If location of bahria phase 8 is bad , then DHA PHASE 1 SECTOR F ,with huge number of villas each 11 Marla VILLA @ of 170 lakh plus, along with hundreds of costly 1 to 2 kanal plots of elites and the biggest commercial hubs in future(5 10 years) in twin cities ,all sail in the same boat.

2=increased house constructions and population increase along with commercial plazas point in positive directions.

3= JUST a few(2 or 3) months back the partially developed blocks( j/k/m) shows some good developmental activities ( J.AND M BLOCKS in particular( source Google earth imagery)

IN the end as i have been a victim of 2013 artificial prices hike in PHASE 8 and b-17 SO I WILL NEVER RECOMMEND ANY THING to anyone, USE YOUR OWN BRAIN.......OPEN YOUR EYES .......

TO WRITE A PAY ORDER IS SO EASY AND EXCITING( just minutes/hrs/days) , but to save the money equal in magnitude of that pay order needs years of hardwork.

BT phase-8 is a nice city, everyone wishes to settle there and, right, more construction is adding value to this place every day which is passing.

Regarding Gulberg, what a nice location and what a waste of time by not developing it in the way it really deserves its development!

Regarding Sayeein G, I may not get successful in getting an aroma after being his “Mureed” but his bouquet of fragrance being sprayed non stop on the Gulberg…. May or may not deliver scent, as you say but I hope birds shall tweet, nightingales shall sing, Green shall become green and we live in the shades of Saeein G’s investments? Just joking Sayeein Sahab. Just wanted to involve you in this thread!!!

One good news for Bahria town lovers Theme park par machinery na kaam start kar dia ha.

E block ma construction in full swing which is opposite.

M block ma development in full swing and i hope possession will be end or start of new year.

I was in Pakistan for a short trip. Yes, theme park started.

But sector-M, I am pretty sure there will be a new map. The elevated terrain series plots ( other side of rain drain trench) may get new location in the same vicinity but a good part of M is a candidate of new mapping, it is obvious, sir! What you say?

I wanted to share some more good about BT out of my last week trip but was running terribly busy.

Malik Riaz came back from UK and authorized Mr. Shakeel, his star man and a terrible negotiator, holding a Master Degree in Bzness, to conclude this GC entrance issue from the GT road BT main gate. The good news is that He managed to bring the land owners and have them sit with MR to make final settlement. The villagers actually requested MR to rescue them from being sandwiched between MR and the mafia. MR now agreed to give them handsome money for that small disputed piece. This path along with the DHA-3 entrance will give boost to the DHA acquired GC zone-5 to 9.

Another news: DHA-4 is seriously thinking to shift his plot owners, apart from, block ABCD, to DHA-3, which I mentioned here long before, AND BT Green valley is highly likely to become a part of DHA-3 at the top of GC.

Nadeem and Abdul Qayyum bhai thanks for your valuable info. I was waiting anxiously for any update on Sector M. New map will certainly come as corner plots in current map are shown general. Lets hope for best.

Sadly out of so many good news, there is some which is not so good as well.

BT Pindi started siding the bigger dealers when it comes to the best plot locations!

I do not want to believe but it is happening in BT Pindi now.

Sector-M some plots are having locations which are not only best but excellent and I am afraid , the dealer mafia will get them from MR with new mapping. I hope it must not happen!

Saayein jee, is now a days leading a Whatsapp group of investors for Gulberg, so, that is the reason, he comes very rarely here to this forum. He is very confident about the price increase of 7 marla plot in Gulberg to 65 lacs very soon, which is currently around 30 lacs... Mera dil to nhe maanta without any fast development in residencia. However, jab Sayeein keh rha hy, to inkaar bhi to nhe ker sktay. This is the reason, Sayeein would say "Market bhut SMART hoti hy" and "Pait se nhe, Dimaagh se socho"
