Where to invest 7 Mn PKR

But a lethargic approach of the management towards development work is creating problems and troubling investors.
By the way what is the convention. can NOC be delayed however finally given to a society or in certain cases it has been denied also?
So what would be the status of investors money and the land which has been already acquired by the society?

All societies have the specific plan regarding:

how much land they want to acquire.

how much plots & what kind of plots they want to sell

selling & marketing of plots in a way to earn max cash.

utilization plan of cash earned for development & handing over the posession.

the delay occurs from govt side mostly. and onehave to wait for the problems to get resolved because all installment projects go through same levels. if one can not wait fr the company to follow their plan,he can sell out makeprofit & buy a ready to construct plot.

one can not enjoy the both packages of installment &ready to posession plot at a time. installment projects take time. my observatin is rudn investors are like desperate housewives who are new in investment so cannot wait for the things to get resolved.

for your question what would be the status of land or money?

if society gets NOC they will give you allotment letters. but if they are fail in the end to get an NO, then its their land,and they can sell it through registry inteqal. and both processes are legal.

Its true that in this scenario people got to wait .
As u said instalments based housing is bound to take time.
What i recall, if i may be corrected, traditionally DHAs and Bhrias are also instalment based projects. However since they are very old into business and have many projects therefore they also suffered delays however delivered towards the end of the day.
Particularly people had lot complaints regarding BT Rwp delivery timelines, ph8 took lot of time to reach upto this stage.

In 7 millions, you can explore the following:
Bahria phase 8 , precinct 6 ( phase-8 extension), 10 Marla or Bahria phase 8 , precinct 3, one Kanal.
Pindi bypass is around the corner & extension will sure appreciate In Shaa Allah.
Alternately, a zero surcharge file in DHA valley Bluebell or in any of the clear blocks 8 Marla file.
You will be better off In Shaa Allah.
Bahria phase 8 , precinct 3 is very close to the Ridden Enclave & will appreciate after bypass announcement.
But my pick is a one Kanal in precinct 3. It has potential to give at least 20 Plus Lacs profit once RRR ribbon cuts in near future.
May be in Imran era RRR would be kept playing by Baboo’s but it is written in stone…

Qayyum sab Bahria 8 P3 1kanal is trading between 8 to 9 mn now a days.

For remaining advices you have given to Tariq sab, I completely agree.

I am sure you know there is a difference of " plot types" in P3…
The plot number " IET" would make a hell of difference between the plot types…
In P3, you can get as of today a one Kanal non category still at 75 Lacs.
Tomorrow I do not know as this RRR is making people crazy waiting for 23rd march date and buying before that.

I am looking for my daughter in P3 , dealers say 75 but when you get money, go for buyout, plot was already sold, said by dealer…
Actually good plot is above 80…

IDN was old phase-9 which was never launched due to the rivalry of Ch Nisar with MR.
Then Malik Riaz merged these filed with phase-8 extension which is now IET files & hold better worth.
But there is not much difference when you sell IDN…may be 50K or one lac less profit but one should opt for IET file as per my 2 cents.

Sir previously Bahria town launched Phase 9 After phase 8. The 10 marla plot rate was 8 lac 11 thousands at that time. all those files were given the reference series number IDN.

after few issues with Ch Nisar, Malik Riaz decided to launch Bahria town Karachi. Stopped further working on Phase 9. And few files which were sold for phase 9, & little land that was purchased for Phase 9 were converted into 8 Extension.

In this way bahria has no need to make a complete maintenance system & hiring for a new block. phse 8 maintenance system could be upgraded to solve the issues in extension.

When phase 9 was converted in 8 extension, Bahria had purchased more land. so they sold remaining land for extension at the rate of 10 marla plot costing 13 lac rupees. and these files were named as IET.

As IET was an expensive file for profit on IET is always little bit high.

Furthermore Bahria Gifted some IET files to their Employees. These Files are called IET Gifted. Wheras previous ones are called IET Proper. Try to avoid IET Gifted ones. & opt for IET Proper.

Although Bahria and DHAs are almost evergreen but in this price you may consider UPCountry Enclosures, I-15 I-16… A good return is expected after 2 years
Wapda Town can be considered but with a little risk as society elections are pending …but now the issue is out from court and it is highly likely that elections will be held in near feature… if it happen then a good return will be observed

do you have any idea about society, is it relaible, are they going to get NOC or even trying, i saw they only constructed a single road on chakri road and nothing else
