Where to invest rs. 9 million

I have rs. 9 million to 1 crore for investing in property. Which area in rawalpindi or islamabad offers a secure investment in plots with good future prospects in next few years?

If you intend to invest for long term, you can diversify by investing half DHA-2 block N and half in B-17 Block C. When Isamabad Highway gets done, you will benefit in DHA, and when Margalla Avenue is completed you will get a windfall in B-17 inshaAllah. So hedging your bets is a good idea.

Yes DHA 2 1 kanal is good or 8 or 14 marla in g-15. Prices so far are rising in these societies

Invest in DHA-2, Prices keep going up and they will get double in one year time, DHA is most secure in term of investment and it has all the facilities available, Sector K to Q has still plenty of room available to mature investment and prices go up.

You can purchase kanal plot in dha phase2 L,P or Q block.

You can divide your amount is Dha phase2 10 marla N or P 5 to 6 million and one plot 10 marla 3.2 to 3.8 million phase8 H block or 10 marla B-17 E block 3 to 3.5 million or 30x60 C block 2.8 to 3.5 million.

Saadi Bhai. What is this going rate for a good 10 Marla or kanal plot in Dha phase 2 K, L, P or Q.

Not the best but something that is decent

Sir K bock has only 1 kanal and prices are 100 to 130 lacs approx.

L block has 1 kanal=95 to 130 lacs

L block has 10 marla= 70 to 85 approx

P block 1 kanal=70 to 82 lacs approx

P block 10 marla=50 to 55 lacs approx

Q block 1 kanal=78 to 90 lacs.

Dear Saddi bhai and other senior respected members , thanks as all of u always provide accurate and timely info/advice on the forums .in current scenario , which sector(p/q)is best, regarding investment in 1 kana plot ?Given the budget around 80 to 85 lacs and for the period of 1 to 2 yr and early possession point of view also.

But do not agree with B-17 investment, as the margalla avenve will take minimum 3-years or more as per CDA past records,so why to block money some where, where prices are at higher side as B-17/C and need more time for price correction because of dealer hype at recent past.Even if margalla avence completes as well i have doubt on expected price increase at B-17, because now its not the matter of B-17 and D-12, but there are more sectors emerging b/w them which are called, C sectors of CDA, Which will holds B-17 price apprciation down.

Sir i think you should extend your budget a bit and opt for an askari 15 flat in sector D of dha 2.They are not in open market yet but their rental would surely be good when floated in market.

In 10 million you can find a normal house of 7 marla in Bahria Safari valley.Rent will be 30 to 40k depend on location.

I think in this budget you can't find a good house in Dha even 5 marla but there is a shop option.

In my opinion house is better option for rental purpose.
