Initially, we got our Hotel operational with 40 rooms. Now, after seeing the successful initial launch, we have decided to launch our Hotel Extension whose details are enclosed. BCA management will run the hotel, and the profit will be distributed between the honourable Clients and the BCA management. So it means that the suites/rooms will remain the property of the honourable clients and will also be rented out throughout the year, to give our worthy clients profits, out of their precious investments.

Our business model is based on a Joint Venture, revenue sharing lease, whereby a 30% Gross of the guestroom revenue excluding taxes will be paid to the owners of the rooms/suites. Initial lease would be for 25 years.
All operating expenses such as payroll, utilities, marketing, operating expense etc. will be paid by the management of Holiday Grand Resort Bhurban. Any Capital investment related to the suite/ hotel will be paid by the owners (if necessary)
The advantage of this business model as opposed to a fixed lease rent, is that the better we do in generating income and driving the business forward, the better your returns will be, as compared to a fixed lease, creating a win, win for both parties. All revenues are recorded for tax purposes and open to audit.
We feel that with the power of the Holiday Grand Resort brand as the Hotel Operator, you will be able to attract a higher caliber clientele into the hotel.
Rent will be distributed in the following manner, with the clients.
Owner’s Share : 30% (Thirty Percent) of the Amount of Gross Suite/Room Sales (Excluding any and all taxes recorded by the management per month)
DEFINITION OF GROSS REVENUE:
Shall mean total revenues of sales received from operating the hotel rooms/Suites income and this
total revenue and receipts shall be prior to any deductions or allowances or expenses. However
Gross revenue shall not include General Sales Tax amount and other taxes collected on behalf of
government or concerned authority.
A complimentary 21 nights stay per annum shall be offered by the developer to the purchaser and these 21 nights can be availed in following manners: 1st Quarter = 5 days 2nd Quarter = 5 days 3rd Quarter = 6 days 4th Quarter = 5 days.
