None. Because no money has been provisioned in current budget for any such development projects. CDA self-raised revenue will barely focus on main Islamabad sectors upkeep.

Short-term investors are not there at all. Once "Naya Pakistan Housing Project" starts most of the demand for small houses will disappear from Islamabad market.

Phase-8 has more future than old land-fill areas of I-14.

I-14 is CDA sector and CDA sectors always appreciate but JDM sb is right, too, for short term gains, phase-8 seems good, especially the blocks near RRR.
RRR will take time but it is reality from the traffic point of view as well as from political point of view.
You will see after opening ceremony, dealer will create big bang and short term profits are clearly possible.
Like Shabaz did in Lahore, sh Rashid is securing its seats in Pindi and He is smart enough to get it done.
I-14/15/16 main road renovation seems deferred to later time! I did not visit lately and someone need to go see the main road renewal work.
Actually RRR will make big impact on I-series sectors, too, but BT coupled with DHA-3 will make more colourful picture than CDA's ignorant officials. CDA is no match to BT and DHA style of doing business.
I-14 has already took its fair share of appreciation but BT is just ripe for price increase as phase8 still has a lot of room for appreciation after RRR.

Overall Real Estate of PAK doesn't sound much progressive, at-least for the foreseeable future. Within the Capital Real Estate I-14/Gulberg/16 are somehow still seeking end buyer attention. Not to the level that they were expected to but still some movement. Phase 8 rose after BT KHI verdict for short but has since then not picked up same momentum.

Some of the reasons for slow rise in I-14:

- Construction activities growing.

- Commercial auctioned

- Link Road Rehabilitated. Connection road not of the quality as that of BT/DHA but fair enough as per CDA standards and much easier now to get from GT Road to I-14/15/16. Last week the link road rehabilitation entered its last phase that is repairing of main road inside I-16.

RRR, whenever that gets materialise it will significantly boost that series of I-sectors (I-14/15/16) - Connection to near Airport (via Thalian) from Haji Camp.

Saw the Board as a Proposed Marker for RRR at the Chakri Road. About 2 KM further from Alharam City and 3 KM further from FJWU under construction Campus.

whats the status of development in 2023 and will Golra-Mor underpass have any impact on prices?

if you check zameen data of last 2-3 months prices of i-14 has risen 10-15% in just last 3 months and its still rising. I think there is still so much gap. I have my investments in I-14, I-12 and I-11
