Gulburg vs bahria enclave

Salam all,

I need some advice/help regarding buying a plot, which one should be good to buy from following,

1) 10 marla bahria enclave
2) 1 kanal gulberg

Wsalam. It depends on your needs. For personal living or investment (construction or plot)

@ Imtiaz, For personal living.

For the time being, Enclave's only issue can be the access. Otherwise, its light years ahead of Residencia and one of the best for construction for personal living.

However, Enclave's construction and Bahria's formalities of map, etc. And other construction related activities lead to a costly construction, compared to the average price.

Welcome! by the way back in Jan 17 I made a mistake or lets say an alternate investment, after almost a done deal for Enclave’s Sector B1 5M for 43 lac. Now thats may be 55+ lac. Back in 2015 one of my friend bought in B1 for 33 lac. That almost like doubled for him in 3 years.

Imtiaz! what is difference of construction price in Bahria Vs to any other location of Pindi/Islamabad. For example, difference of construction cost of 5 marla house in bahria and outside bahria ?

Agreed with @imtiaz. Enclave is much better option as compared to gulberg.

@li, figure wise it would be a bit hard to quote the price, more precisely. I dont have a personal experience. However, my brother is planning to construct on his 10 M, in fact he has started the process. As per informal discussion he mentioned that soil test, map as per an approved architect, + other formalities + foundations must be done properly which requires more effort, time, cost upfront eve before any solid construction work.

There may be some contractors who can do it on your behalf but not sure, hoe economical or expensive that option can be (they mostly given an estimate on price/sq. Feet). Will try to get more details from my brother and try to share. Moreover, there is a forum dedicated to construction and material, there you may get a more precise answer...

I have noticed that in majority of 10-marla houses in Bahria Enclave sector-B people have built house structure with straight walls on both sides of the plot border. Is there no rule in Bahria to keep the house structure at least 5ft distance from the wall of the plot?

I don’t know what you mean to say exactly, but bahria ensures that one side must have 5 ft open space.
