10 Marla Plot In Gulberg

I want to purchase one 10 Marla plot in Gulberg Islamabad for investment. Dear Syed Ibrahim sb please advise me about this investment.

Development is work is on going but slow pace, you are looking at a long term investment. Rather than gulberg their are other options in Islamabad. It is a lot of money you are paying gulberg for an over marketed scheme.

Mr sultan most of the people in this forum will advise you dont buy overpriced etc etc,It is a good investment buy it in the initial blocks upto the h you can go and see the standar of development,in developed area you need not to wait for development as broher sheikh told you so first thing buy in developed area,and good location.

Than the second thing you have to wait for the development of gulberg expressway patch between Gulberg green and residentia one that is developed it is hardly 10 minutes drive from airport chock and just visit the site and see development work and choose proper block it will be the best investment.

Price wise it is excellent in all zone 2 file price of 7 marla is more than 20 lakh almost all society and they are not the plot aand some of them dont have lands.

So i give you the advise rest go and visit and someone else give you the advise buy this and that dont believe blindly dont forget to visit the advised area and also check the CDA website whether the society is approved by CDA or not.

How far is Residencia from Main GT Road …start and end location .

I have checked development standards of gulberg is ok and much better than Pakistan town. Secondly it is connecting with naval anchorage as well where house construction is in full swing. The rates will rise definitely but link with the approach road. Cu work is going on but its slow. One another disadvantage is the presence of BT and Dha. Naval anchorage is also a good option to live but have same drawbacks as gulberg. Compare gulberg prices with naval anchorage before investment. This is present future may be better than NA if they devt greens in an excellent manner

Gulberg residence resale plot is a fine investment specially after expressway of gulberg. As current access of gulberg and jamu kashmir zone 5 is not very good but after gulberg express way it will be fine. Another thing is that society previous project and record was not very good in Islamabad if people are aware of it as it is an old scheme but clicked in last 2 years, now they got huge funds after new bookings and hopefully they will utilize that funds in a good way. Funds are always issues for any developing society but not for gulberg now, so they should deliver now.

Well lets hope they do deliver, otherwise what will happen to everyones hard earned money that invested in this society.
