DHA valley is long term and you would still have change left over like 7-8 lakh so you can perhaps increase your budget and buy a 5 marla in Mumtaz City. Since other forum members have pointed the obvious choices, Id thought I would recommend something else also that you throw into the mix! This ways you have a short term file and long term file, which MC will be giving possession soon so it will become a plot, which you can construct your house straight away or atleast you have something on ground. DHA valley would be ideal to stick in the locker and forget about it until they require final instalment and announce that is likely to be around 5 years or so dependant upon, which block you buy. Don’t get your hopes up then either as DHA are re-known for delivering very late, behind schedule with a lot of delays!
DHA Valley is a gamble at the moment, as the prices have started declining already. Yes, I agree, if one can hold it for at least 5 years, then it would give a good return. But if some one is having a better short term options, why some one would wait for 5 years.

It will take a lot of searching to find a decent location plot in AWT for under 17 lakh now, half the plots have been picked up by investors and the other half by genuine buyers, and no one is willing to sell right now as everyone knows there is a price jump coming.
Therefore, My vote would be for a 5 marla in Mumtaz City Chenab block. Possession is expected in January and i believe there is some function being planned for this on the 25th of december.

Mr Khan that is true but it all depends on what the reference point is for determining high and low prices. If we compare to Top City, they are definitely higher, but if you visit the site you will observe that the quality of development justifies the prices to some extent. Also, because the number of plots in the market is smaller for MC, the asking price range is quite broad ranging from 15-19 lakhs for a 5 marla plot. One should try and look for a bargain. If someone can hold it for 2-3 years, I am fairly confident this plot will atleast double its price, InshAllah.

@Syed Amjad, how would you react to a commercial plot proposition in MC. As I see on Google, its location visa a vis road infrastructure i.e. On the confluence of Kashmir highway and motorway to Lahore & Peshawar is tremendous. It has all the potential to become a busy commercial center along with TC, provided they both plan an access network which is architecturally sound and aesthetically inviting. Wonder you have any idea of current prices of commercial plots in there?

@Khalid. As per my information, MC have not sold any plots on the proposed Kashmir highway site so far and the talk in the market is that these plots will be sold through open auction by the managment at an “appropriate” time, which I believe will be after the Kashmir Highway has been built through this area. I agree, that when that happens, it should be a great opportunity, but as of now its not on the table. Commercial plots located inside the individual residential blocks are available, but they obviously don’t have that same value or potential.
