What is the current price of 25x40 plot in G-14/1 and what is expected return in next 3-6 months?
Current Price ranges from 27 to 31 and expected to be same in next 3 to 4 months
Rehman bro… What about possession?
I think possession in G 14/1 will take about 5 years…
Does anyone know what is CDA’s plan for the villages in G-14? How long will it take to clear them?
Copying mr junaid question again
how long cda will take to clear them villages?
Advance thanks
Dear Junaid, they are planning to start development in Jul 2014 but still this is their planning, don’t know how they will acquire land as land will only be acquired after giving developed plots to the affectees of G-14/1. After all G-14/1 must be cleared being the best location of future near new airport in Zone 1
Mr. Rehman…where else would u suggest investing for one year period apart from G14/1, I mean which one is better among the other three sub secs. And what are the prices there for 5 to 10 marla plots?
Dear Rizwan, G-16/4 is the best for investment of one year but area where society have possession and will be deliverable to allottees in next 6 to 8 months
For G-14/2,3,4 you must go for G-14/4 (any Where) or G-14/3 preferably the streets in-front of G-13/2 and towards F-14 (future sector)(i.e street no 107, 102, 106, 92, 105) these streets are clear and streets have been developed. Here in G-14/3 there are only 40x80 and 50x90 plots in these streets (price range from 70 to 120 approx)
For Small plots (25x40) you may go for G-14/1 street no (38,39,12,07) as there is no construction in these streets and also very close to main Markaz and must be developed earlier after G-14/2,3
Thanks a lot for your advice Mr Rehman..
So you suggest that it's a good time to invest in a 25x40 in G-14/1? How long will it take until possession is given and the expected rates by then?
Brother Junaid for possession time no one can sure but it must be I think max 2015 (may be by the end of 2014) but when possession offered G-14/1 will cross G-14/4 (current prices of Possession G-14/4 are 55 to 65)
Yes it’s Good time to invest in G-14/1 if you can wait for possession as CDA / Housing sectors always have a raise of 70 to 100% after possession
Rehman bhai… I think it will take much longer than 2015 for possession. There are villages and clearing them would be a lot of trouble for CDA. On top of that I heard land mafia active there and lots of litigation going on which can take many years to solve. Baqi apna ghar gaon kon chorhta hai itni asani se.
Thanks rehman brother for valuable info
G-14/1 situation will not change unless possession which seems to me bit difficult same as G-12 (Meher Abadi).
Infact i have heard that the villagers have offered the society how much money u want to vacate the premises, we will pay u off.,,rip offf !! haha
Cheers
G 14/1 seems like another 5 year project before possession is taken by CDA.. Its another G 12 in the making, if CDA has failed to vacate g 12 how will it be able to get G 14 vacated , its beyond their worth...
The problem is as I have already highlighted , that CDA just pays initially for the land and does not pay for the built up area.. So they cant take possession immediately.. Once they plan to take possession of bulit up area .. 5 to 10 years have already passed and land prices have increased manifold so the owners are no more interested to sell.. Its simply poor planning and badniyatti on their behalf ...
CDA has to do nothing with G-14 as this sector is going to developed through FGECHS...Islamabad high court has given its detailed judgement about built up property award
recently new DG of housing foundation has assumed his charge so...hope for the best
A recent development on G-14 is in a news (http://www.thenews.com.pk/Todays-News-6-243724-Committee-to-expedite-BuP-award-work-in-G-14).
A joint working committee comprising officials from the Federal Government Employees Housing Foundation (FGEHF) and Islamabad administration has been constituted to expedite finalisation of award of built-up property (BuP) in stalled G-14 sector.
The decision was taken during a meeting between FGEHF DG Waqas Ali Mahmood and Deputy Commissioner, ICT (Islamabad), Mujahid Sher Dil. The meeting was also attended by other concerned officials.
The management of the FGEHF briefed the deputy commissioner on the encroached area in Sector G-14 and the issues pertaining to announcement of award in respect of built-up properties of Sector G-14/1, 2 and 3.
The joint working committee would comprise Assistant Commissioner (ICT) and Deputy Director (Technical) and personnel of FGE Housing Foundation and DC. It was decided that stern action will be taken against encroachers and all out efforts would be made in award of built-up property. The DG Housing Foundation assured the deputy commissioner that requisite funds would be made available to ICT by FGE Housing Foundation as and when required.
The deputy commissioner gave assurance of full support with regard to projects of FGE Housing Foundation.
Another meeting . … More assurances… Remove the Ill-will and do some hard-work … But I guess its not in the purview of FGEHF and hamnawas… 10 years have passed since the land was acquired but the shameless remain the shameless…
So they are playing Committee Committee and Muzakirat…!
