4-Side Open Plots In Bahria Town

Hello property experts,

There are some 4-side open plots in Bahria Phase 8, Block D. Can anyone answer the following questions?

1. Why these plots are 4-sided open?
2. In future, 4-side open plot will be beneficial or not?

Looking forward for advice from property gurus.

There was a similar thread on the forum where the asker wanted to know about the estimated value of the 4 side open plot and it also made me wonder how a housing society can have a 4 sided open plot. If there is one, i am sure its exclusive but again i am on the same page with, why are these plots open from 4 sides?

You can check on the Phase-8 Block-D map. Plot no 108-a and 120-a are examples.

I wonder why other members are not answering this question?

In my opinion, there are some disadvantages like weather affect on the house like difficulty keeping it warmer or cooler also 4 sides open are disadvantagous from security point of view. Another thing is that you will be having a special house i mean different from others it could be appealing to some and to some not.

There are benefits as well like designing a house to rentout to 4 differen tenants and all will have 4 sides to use.

I dont know whether they exist or no, but for me such plots are very unique, beautiful and a lovely artistic house can be constructed on them, i am sure such plots will be much expensive than the normal ones, and i see no draw backs or security issue with them.

Rehan you are right.These plots are for detached houses and these are considered to be expensive as compared to normal houses.In UK normal houses has been named as terraced houses.These houses are adjacent to each other while detached houses are not been attached with any other house and considered to be more expensive than others.

I also mentioned the some of such plot Nos (108a & 120a) in Phase-8 Block-D. You can check on map.

Actually, they were green areas earlier and later Bahria allotted them as plots. In old maps they were shown as green areas but on new maps issued by Bahria they are proper plots.

These plots are on main Bouleverd between other plots where front and back is open. As per Bahria, there are pathways of 16 feet each on other two sides.

So these are clustered in other houses.Only difference is earliar it was green area and now bahria sold these as plots.So still I feel it’s for sort of detached house and must be expensive plots.You can make your house distinct than others.But reality is that it is by default for detached house ,otherwise Bahria just used it’s space to make more money.
