Advice for mpchs farm house (ros)

Assalam alaikum,
I have a 5 kanal farmhouse plot in ros (residential orchard scheme) near jhnag-bahtar interchange, i got the plot back in 2013 and have spent 67 lac in total (full payments have been made). I have asked my property dealer to sell it , who was very confident that it should easily sell for 90-95 lacs. For the last 4 months he has not been able to get even a single seller. The plot number is 418 (c- block). Can you please advise on a quick way of selling it and secondly what should be my expecations

The best way is to post your property listing on Zameen.com so that interested people can reach you and see your add there.

If the value is not 90 to 95, at least you should get some offer even on investor rates...

It would be better if you could involve few more dealers.

Similarly, it is also advisable to list your property on Zameen and also on OLX...

I think the expectation u have is very high as compare to market.. So if u wanna sell it than u should do it on any reasonable offer from the market.

Your location is a bit towards the bottom end of the map. How much are you being quoted by anyone who makes a query?

Orchards will now rise slowly when population and commerce grow in the society - no quick jumps I think.

I think it was never meant to be an investment vehicle.... For investment you put your money in places like DHA-2 or Bahria-8 (even if you can only afford non possession plots) or Zone 2 societies like D-17, E-17, B-17.

Orchards is good provided you buy only one plot for self living if you like to be at a safe distance from the mad-race of status and wealth in a green peaceful and quiet environment.

Multi kay halaat theek nahi hain… Be careful with dealers who are associated with Multi…

Orchards has a pathetic location, total wilderness away from Islamabad and Wah…near a big cement plant a lot of dust and pollution…multi projects in B17 and orchards can give good profits when market is in upward swing and investors are willing to bury money anywhere with out considering location … These places are not good for living purpose… Good for trade only under favourable market conditions…

I don't agree with that. The location is excellent. 5-6 km from Wah Cantt. Drive to Islamabad is via three options: Motorway or GT Road or through Fateh Jang Road. This third one is like a drive through the forest. Very scenic.

Best schools in Wah at a very close range. Even distance to Islamabad is not all that much more than AWT where this is the price of one kanal not 5 kanal. Standard of development is better in Orchard.

This is good location for people prefer living close to Wah … Not for Islamabadis at all.
