Advise Me To Invest Pkr 10 Million In Islamabad

1- I want to invest 1 crore in Islamabad. Please advise me if I should try to find a 30x60 house in G-15 or what other options I have?

2- One friend suggested to buy plots in I-16. Is it a good option? Or please advise me what's the best option in your opinion. Thank you very much.

Sir do not go for newly developing I sectors as they are just nothing from development and quality perspective…I would recommend u to go and buy a 10 Marla plot in DHA 2 as it has a very bright and excellent future…1 Kanal plots have gained nearly 3 million in just 5 months…Other lucrative investments are Bahria town and g-13, g-14/4 Islamabad…

It's also a good option but people say focus is shifting to the new airport side. So properties near old airport may not gain much esp. When the airport physically shifts to the new venue.

g 13 & g 14/4 look already saturated in terms of price. Isn't it?

Yes, you are right @Mohd. These are pretty much saturated. Also G-15 (JKCHS) has better development standard than G-13 & 14/4 and distance wise its not far away from G-13 so you get a bigger plot in much lesser price. You see that this gap between g-13 and g-15 would also be filled over the time but some diff would still remain due to g-13 being in zone-1

My suggestion would be to divide an invest instead of putting all your eggs in one basket. In DHA phase 2 isb there are apartments available for 2.5 m to 4.5 m. They are next to World Trade Center so it's a good investment. You can look for a commercial property with the remaining money as in a shop or an office space in World Trade Center.

G-15 is one shot. It has the risk of taking your whole investment down and at the same time whole investment go up. Divide and conquer will split your risk and of course your profit too.

It's just that you have to choose between approaches.

Sir first of all i would say that only airport cannot put the huge difference…This airport will not going to operational soon plus the societies there are not much competitive as dha and bahria are. DHA is DHA and it is the symbol of trust and excellence in pakistan…And one thing more is that development in the society makes a lot of difference and no society in pakistan can match dha and bahria regarding development standards…Plus elite society and all big brands are going to dha and bahria…You will see a major hike in plots of dha 2 after opening of world trade centre…And for kind info of mr intern prices of g-15 can never come close to g-13…a major gap will always prevail…I again surveyed dha 2 today and prices are increasing day by day there.An excellent location 1 kanal house price has approached to nearly 30 million and they will not stop as there is massive construction activity going…Another thing i want to say that gentry makes a lot of difference and it effects you quality of life…@ MR TAHIR WORLD TRADE CENTER IS TOO EXPENSIVE AS COMPARED TO IDEA YOU HAVE GIVEN…

Why not #Mohd? G-15 should be a preferred option in zone 2.

For investment purposes g-15 is a great choice. DHA, Multi or bahria cannot beat zone 1 and adjacent sectors in terms of investment. They surely have great standards and are far better in terms of living but in terms of investment, the last 10 yrs have shown us how the big brands have been defeated badly by zone 1 and the adjacent guys.

Dear Mohd, I would support Sinful on that. G-15 is a good option. You may also split the investment as

G-15 30x60 plot around 5Mn G-14/2 25x40 plot around 4-5Mn

If you're considering an investment, don't bother about the houses. Its more pain than gain with the tenants and maintenance issues plus on-going drama with property dealers.

@sinful as far as your opinion regarding zone 1 is concerned,i can agree with that but for God’s sake do not compare adjacent areas with dha and bahria because every one knows what is going on…If u have started comparing g-15 with zone 1,then please correct your analysis.I can agree that dha and bahria cannot compete with zone 1 but for your kind information dha and bahria can easily beat g-15 and rates there are much more then adjacent areas of zone 1…
