B17 Block C, 1 Kanal Vs Multi Orchards 5 Kanal

I have some investment in B-17 Block C and E now I am thinking to switch some investment from B-17 to Multi Orchards. Thinking about, sell 1 Kanal plot and buy 5 Kanal old booking plot on full payment in orchards. 1 Kanal plot is in block C on 120 ft main double road.

What is current price of 5 Kanal plot on main double road in Multi Orchards?

If I sell this 1 Kanal plot in January 2014 and buy 5 Kanal plot in Multi Orchards on main double road. Which will appear better investment after 3 years. 1 Kanal B-17 or 5 Orchards.

I just cant decide I do this move or hold plot in block C for more time. That's why asking advice from experts here. I am sure your advice will definitely help and I thank you for that in advance.

INVESTMENT Point of View :--

The switch makes sense in the short term because Multi Orchard will get possession in mid this year inshaAllah and will prices there will rise. B-17 has already risen massively in 2013 so it will take some more time now. In the long term, B-17 can be expected to do better than Orchards because of very close access to Margalla Avenue (whenever it is built and opened inshaAllah).


SELF-LIVING point of view :--

If you dont mind the extra distance of about 20km from Islamabad, then Orchard 5 kanal is a much better choice. It is certainly a more peaceful location with ready access to markets, schools, universities, health facilities at 6 to 8 km in Wah Cantt. Personally, I think Orchard offers better living as compared to B-17, and you can reduce the fuel-cost burden if you grow some of your own veggies and fruit.

@Pk1 the only thing which stop me or make me double minded about this move is Margalla avenue factor, it seems like b17 will be completely out of range near margala avanue completion for investors like me. But at same time i see a great future for Multi orchards if - peoples start building farm houses after possession. Which i think will happen.

what u think pk1 and all others, if margala avenue is completed and peoples start using this road to come to zone 2 and at same time there are 50 to 80 farm houses built in multi orchards, what would be the expected price for 1 kanal in b17 block C and 5 kanal in multi orchards?

MA is a big plus for B-17 without any doubt. But at the moment the MA is not looking like a reality in an year or so, but possession of Orchard is on the cards in July/ August 2014, so, it looks to me that after making a good return in Orchard, you can come back to B-17 quite easily, if some thing extra ordinary does not happen. This is what I personally think at the moment while looking at the market conditions.

I’d sell B-17 asap and buy orchards. Once possession is given in July, i’d sell it and go back to b-17 with extra cash (in terms of profit by hoping back). This is only possible if prices of b-17 move slowly, which is most likely at least until July/ august

By the way I have a question for Triver and all others. What is the advantage of a main road plot in a farmhouse scheme? Can you expect to use it as commercial? I don't think it will be possible in Multi Orchard. Perhaps it will be. What is your opinion?

Also, can you even do it in B-17 main road?

@Triver. I think that's probably most efficient growth opportunity. I think even after MA is operational orchards residents will get benefited (fast route to Isb) hence an impressive growth potential is there at the moment.

Pk1 I think main advantage of double road plot is its always sell quickely, since its location usually considered as best location plots in any society plus its price is better then any other location plot. This is a trend here u know better then me. Many peoples prefer to live on double road rather inside streets because of easy approach and big open front. And since main road plots are always in limited numbers so their demand remains alive in market.

However in farmhouse scheme this concept of double road maybe does not sit well.

Triver, I agree that this is a trend and prices are higher for main road plot.

But it seems there is no inherent advantage except open view. But as you said in a farmhouse scheme there is very little advantage because size of plot is very big so you will have your own open front and view from all windows.

Infact, in multi-orchard a good location will be somewhere near the Park and market but not very close to commercial. And even a closed street will be a good idea because you will have more peace and no noise of general traffic. Only the traffic of a few farmhouses in your street. Peaceful atmosphere is the whole point of buying a plot in a farmhouse scheme.

Khan sb no conflict on FT. As I said I have stakes there too and I understand once map is out things will get even better in FT.

Multi Orchards is more better if compared with B-17, You can always come back to B-17.
