I would like to purchase a plot of 5 marla in bahria enclave or 10 marla plot in dha valley (blue bell). Kindly guide me which project is more beneficial in the long term and short term both ?

I would suggest you to go for Bahria Enclave 5 Marla as the development in progress and once possession is given the prices will increase. DHA Valley looks to me a long term investment and is not bad either in this rate.
So the choice is yours.

Development is in progress, I guess it could take minimum one year. So the price would depend upon the status of development, but you can sell easily being a smaller size plot and less investment as compared to 10 marla or kanal plot.

As I am from Karachi, is it easily possible for me to buy and sell plot there in Islamabad? Secondly, what price would you suggest to buy a 5 marla plot in Enclave or 10 Marla Plot in DHA Valley?
Would you see any slump or dip in the price so one should wait for that price?
I think it would be better if physically come and make the deal.
In Bah Encl the prices are above 20 lacs and in valley you can get on paid amount or little profit depending on block.

Bah Encl is close to Islamabad and Valley is close to Pindi.

the news of the new airport near rawat appeared in the newspapers on 11th and 12th of Sep'13, however on 30th Aug'13, all the opposition parties jointly filed a petition in the National Assembly against this project, as according to them, the new project is only to waste money and to provide benefit to a certain group of people, as the second airport is near to completion and around 78% work has been completed. So I think, in order to create an hype in the real estate of locations near Rawat, these type of news has been made published in the news papers

Current location of Bahria Enclave is better than DHA Valley…but Valley may prove a better investment if the new govt goes ahead with plans of new airport at rawat and 10 lane super-highway from rawat to Zero Point.

Forget about the new airport project at least in your lifetime. I don't want to waste my energies on these kind of imaginary stories.

Khan ji may be you are right but who knows what Mian sahab can do. Only Allah Subhaana-wa-Taala.
But we need to keep our economic conditions of the country in our perspective. We don't have such huge amount of funds required for projects like this.
