Bahria Garden City Versus Bahria Enclave

Can some of the senior members please recommend whether Garden City or Bahria Enclave has more potential for investment. The investment time frame is about 1.5 to 2 years. Thanks.

Dear brother arshad in both options bahria enclave location is better and location is key point. I would suggest u to go for enclave in above mentioned options

Thanks Ibrahim bhai, There is a big difference in prices between the 2 locations. Do u consider that investing in 8 marla in enclave is a better option than investing in a bigger size plot in garden city.

Bahria enclave location is worth living in near future. 15 min drive from centre of islamabad and Rawalpindi. You must watch other Bahria enclave discussion threads.

Yes i would thoroughly say that bahria enclave would be a much better option. Its location is most suitable.

I would go with Bahria Enclave.

Yes, 8 Marla still has good potential left at the current price.

Thanks to all for your responses. I’ve been offered an 8 marla plot, park facing for 39 lakhs (final) with all dues clear but it is a non possession plot. Is this the reasonable price for 8 marla in enclave. Should I buy it or look for some other plot at a cheaper rate. Will appreciate quick response. Thanks.

Sir don't go for park face as you will be charged higher profit for this and since the is going to change, so don't know whether u will get park face or not on the revised map

Arshad Sb, 8 marla plot General Plot prices are around 35 lakh currently. Keeping in view of this park facing(if it is mentioned on the paper) then it is reasonable enough. Prices are going higher day by day and still i see the margin of price gain because :-

1) Revised Map will be released soon 2) Possession will be on June/July 2014 according to Bahria Enclave Office

Also, comparing with 10 marla prices which is around 75 lakh at the moment, 8 Marla seems worthy for investment at the moment. Rest Allah Know Better.

Can any body please clarify, if possible. Why the price is almost double for 10 Marla where only difference of plot size is 2 Marla. I am also intrested to buy 10 M plot in bahria enclave but dont understand the logic behind this price difference.

Do you think there is still room for appreciation in 10 Marla or 1 Kanal plot in 1-2 year from now.

Sir 8 marla is in new map for 35/ 37 lacs. 10 marla in new map is for 50 lacs.

10 marla for 75 lacs are in the known location plots, with on ground availability.

I am not sure what exactly is the reason. However, the most apparent one could be the location.

The location of 8 marla is unknown, frankly location of all new booking plots is unknown. Maps keep changing. Terminologies are created by dealers like Golden sector and height sector, etc etc.

But I think the new development is not gona be very near to old map, except a small part containing kanal plots. 10 marla and smaller plots seem to be going down further south-west in Jigyot, if we use google imagery and on site development work as reference.

For the sake of investment, at this point of time, Enclave is better.

However, phase 8 has its own mid to long term advantages - Its Size, the possibility of Economic Zone, Proposed Ring Roads and population factor.

But yeah for the time being, for an active investor, enclave is good with reasonable level of risk provisions in regards to NOC.

Word of caution for prospective buyers... Market seems to be consolidating. Like I have been saying before, more and more options will pop up in coming months.

People who wish to buy for mid to long term should trust their common sense more than the talk of the town coz only what is real will sustain its price.

@MBS! Your word of caution is enough to confuse overseas Pakistanis like me as I mainly rely on this forum for market information and then doing investment. Are you saying between the lines that one should refrain from buying at the moment and wait for a couple of months as there will be more good opportunities popping up so that one’s investment is not locked when those opportunities arise.

I stopped following it for a while now.. Coz they keep launching new booking every 3 months with new price and a changed map.

I think the purpose is to keep the new buyers confused and give a chance to the dealers to mess around much as they can with newbies

Do share with us the current map and options available there with price schedule, location and development status please.

@ Khan! The proprty dealer is saying that park facing will be written in the plot documents so even when the new map comes out this plot will be still park facing. I hope this is true and he also said that park facing plots sell very quickly compared to general category plots.

Development work on the site of new map is in progress, the map is finalized by the Bahria Management, but don't know when will they bring to the notice of common people, as they make very strategic moves to attract more customers.

Bahria is all about dealers, they make huge money in deals, each new plot they sell, give them handsome amount of profit. So, they will always push buyers for new booking plots.

New booking if any comes now will be around 70/ 75 lacs for 10 marla. As 1 kanal announced few weeks back was for 155 lacs.

Sector C and C-1 are going at rates now a days, starting from 70 and going upto 85 lacs for 10 marla depending upon location...

5/ 8 marla plots of new map are very hot these days, I have seen in the last few weeks price of 8 marla going from 30 to 37/39 lacs.

@Arshad :) you read it right.. Wrote between the lines to not push you for a definitive decision.

Everybody will have different opinions, as none of us can make prophecies here. And I respect those who would disagree but my view is to make a small investment for the time being and keep the bigger portion of capital in hand. Coz I don't see much room for price appreciation in both options -the current prices are largely inflated.

And Time of investment is a very important factor for a good and bad investment.

People who bought plots in enclave on its first launch were wise and lucky, those who bought on revised prices were relatively less wise and less lucky but people who want to buy now, paying double the price of the plot as "Own/Profit"; do you think they will earn the same as who booked in first phase? Logically, No.

So why swim after the missed boat. Lets wait for the next one to take the right ride in right time.

Don't buy it on cash, book it on installments, so if it goes successful, grrreat, you sell it and swap for a developed one when needed. If not, sell it with a little loss. And keep your liberty to take on the fresh projects.

Regardless of all this, your own judgment based on a physical visit of the site is more important than anything else. Even if you can't locate your plot, the feel of the place itself will answer many of your questions.
