Bahria Karachi Commercial Investment

Need opinion on if investing in commercial (125 yard) in Bahria Town Karachi and holding it for 7 years has any future. I am an oversea Pakistani and really worried about the violence and current uncertainty in Karachi. You think Bahria will protect my plot and investment?

Bahria has a very good History of Project delivery . But things are yet not cleared for Bahria Town Karachi . If you have decided to wait for 7 years then I would suggest to wait for just 3 to 4 weeks and then invest in Karachi Project in Confirmed Files . I am sure you will get a good buy !

For overseas Bahria KHI is a good go being credible and u want to put in for 7 years its a good time frame.

@ hammad arif…My sincere advise is that do be the part of this gambling…Your money will be stuck for years and i am seeing this project in loss initially like be 2…You have good budget and you should concentrate on other solid options…

I got a plot in 2003 of 5 marla and it is still not developed yet in phase 8 bahria…now you can guess how much time it will take.

When is the expected possession of Bahria Town Karachi Project as per Bahria?

Experts, I might sound little stupid asking this question but trust me i am kinda ignorant regarding real Estate in Pakistan. Please advise your honest opinion urgently.

  • I have narrowed down my commercial investment options to 2 options 1) Buy 1 Bahria Commerical (5 Marla) Karachi OR 2) Buy 2 DHA Vallaey Islamabad Commercial.

In both cases i will be holding them for 7-8 years. Please advise which could be better option future value wise and rental option wise.

@ HAMAD ARIF OBVIOUSLY VALLEY BECAUSE OF FOLLOWING REASONS..

1-Development of both will take the same time and you have to hold both the plots long enough and might be valley gets developed earlier because it has already passed the stagnant period of 5 to 6 years and they ultimately have to develop it..

2-Plot price of bahria 1.25 cr where as in valley it is just between 40 to 48 lacs so you can well imagine which option would suite you.

3-Valley is located at much superior location as compared to bahria project..Also i feel that rental value of dha is greater as compared to bahria..

So choice is yours..

Wouldn’t the development of Bahria Karachi will start right away? I am under the impression that possession will be given within couple of years and in 5 years Bahria karachi will be populated? On Contrary Valley’s future is still not clear yet because it might take even 10 more years before it will get populated…Please advise as above is just my innocent observation…Please help.

@ hammad payment plan is of 5 years then how will bahria develop it in two years?? Are they going t spend their own money…A BIG NO!!! Forget about it…In the recent projects bahria introduced payment plans of 1.5 and 2 years and that area still took 5 to 8 years to get developed and populated so if a 2 years plan take this much time to develop than how much a 4 year plan will take time to develop,you can well imagine…In my opinion bahria karachi will take atleast a decade to reach some where and get populated where in dha development is going on although a bit slow in early blocks and in my view point possession will be earlier in valley as compared to bahria…Also dha is legally more strong as compared to bahria…

Even Rental wise you think Valley after 10 yrs has better future than Bahria Karachi?

@ hamad arif.Sir thanx for your appreciation.Sir do not worry for rental income as you should see the capex (means capital expenditure) as here you will just spend 4 to 5 million as compared to 12.5 million so even if rental income will be less,so no need to worry about it..If u buy two plots,obviously it will have greater income as compare to plaza on one plot of bahria..

Bahria will do its best to establish their name in karachi. They wouldnt want to go wrong with the first project n spoil billions of future returns.

Regardless of when it develops which i hope wouldnt take more than few years at least for 1 or 2 phases, it has the potential to give high returns.

But any unusual situation or operation or instability can cause hiccups may be more than that... But for 6-7 yrs i say it will beat anything.

Karachi is a giant full of potential esp with regards to real estate.

Its my opinion but pls do ur diligence before investing.

@ MBS…Sir right now a credible source is saying that bahria is just collecting money from its customers because the want to start a project in dubai…The way things are proceeding is very very fishy…Every one is saying especially the residents of karachi that it will take a decade to get that area populated and it is a very very long term investment.Phase 8 was launched in 2003 and you can see its all empty except valley…So you can well imagine that if phase 8 took much time to reach at this stage,then how much time will that are take to develop.I know many big investors and dealers who are not the part of this karachi game because they say that it is simply gambling.

Come on experts need more opinions , please advise since all you are well aware of real estate and rental situation in pakistan... Please advise 1) bahria karachi 5 marla commercial OR 2 dha valley 4 marla commercials.... Will hold for 7-8 yrs and would like to rent out shops or may sell if better price.......

Saadi i agree with u on the great potential zone V has and future of dha, dha valley n BT is very bright. If the future plans of government come true its gona be the most amazing zone.

But i am also if the view bahria karachi will be a success.

Hammad, advice for u could be to split ur invesemt in bahria khi n valley.

Saadi can guide u well on dha.
