Current prices for a 10 Marla plot in Phase 8 are between 40 to 50 lac on average. Do you think this is the ceiling or the prices will go up further? Is it right time to sell or hold or buy more in this area?

Last week one of friend bought the plot in 149x in L block in 35 lac. I think it will remain steady for some time. After the bahria enclave adventure and Sindh projects i see investor shifted from this area…
L-Block possession is not given as yet. Possession plot prices are around 50-Lacs.
Bahria Phase 8 and safari valley prices have dropped quite steeply over the past one month. The sale price of even possession plots in several blocks has fallen to 45 lakhs for normal location plots. The rate at which prices are correcting, we should be more concerned about a floor right now rather than a ceiling, as the downturn is expected to continue for a few months. If you have a plot and don’t need cash, it may be better to wait for about 6-8 months. If you are looking to buy, the opportunities are good but if you wait for another month or so, you might get an even better deal.

The problem is that suddenly the investment opportunities have shrinked in Isb/Pindi area for small investors. What do we have now?. B17, ORCHARDS( WITH A QUESTION MARK), Bahria prices are dropping, Enclave is too expensive and again with some issues, AWT is kind of ok but not great, people are promoting top city and faisal town on this forum and thats it!

This correction period will continue a bit till investors money does not get out from other projects e.g enclave2,sindh projects etc…
Last price jump was unrealistic and inflated beyond proportions by the dealers/investors. Prices were bound to adjust based on actual market demand. Now Bahria 8 prices will continue to move upwards based on new milestones, such as RRR announcement, possession of plots, etc.
@ isloo but this will take time as market of phase is passing through stagnation period and until investors will not get back market will not be going up.
Prices are not stagnant.These are going down all over real estate sector including DHA 2 and B-17.We need to share how much has gone down and how much further decrease expected.Also share current actual prices of different sectors comparing it’s peak which I think was after Eid in mid october.
@ muhammad arshad…Over all prices have decreased and in dha 2 prices got increased very much and have seen exponential increase recently and are stagnant now a days…neither increasing nor falling…In phase 8 and b-17 prices have decreased considerably.Before Eid one kanal near round about was sold for 122 lacs and now a days they are near 155 to 160 lacs in dha and are stagnant at this price tag…
What is average price of general plots in DHA 2 phase A,B, D ,F,G,H,M these days SAADI?and Kindly update us about 10 marla price in bahria phase 1-6.It will be highly appreciated.
Sir varies very much with location..Plot starts from 95 lacs and goes upto 1.9 crores for 1 kanal in sectors A to H(proper dha) and in M block prices varies from 55 lacs to 70 lacs..
In bahria phase 1 to 6,10 marla varies from 7.2 million to 1.05 crores..
But dha is much safer as compared to bahria..
Is Safari Valley also facing downward trend? I am very much interested in low price at Ph 8 :=)
@ saadi kindly tell me if bahria phase 1 to 6 is more expensive or dha phase 2. Also let us know if prices are falling in bahria phase 1 to 6 as well.
@ M imran..Sir hase 1 to 6 are mature now and dont have the business that is just based on the investors game because genuine clients have moved in the market who bought the plots for construction of their houses and they do not want to business so prices in phase 1 to 6 are increasing very slowly or you can say that healthy business is going on in phase 1 to 6..
Dha phase 2,10 marla plots in A to H varies from 7 to 9 million where as in phase 1 to 6,price varies from 7.5 million to 1.05 crores..Btw dha 2 is more secure and good to invest as it is legally more strong..

Prices is Phase 8 Non possession areas will drop more, where as developed area prices will come down a bit and then will be stable.

I got the following information from zameen.com.
DHA 2 (Sector A-H)
1k plot.Price range 90 lakh to 125 lacs.
more than 75 plots been listed in last 1 month.
So I will take this as average price of DHA 2 per Kanal instead of so broad price band of 90 lac to 190 lacs.
Bahria town 1-6
10-11 marla
Price range 80 lac to 115 lacs
only 20 plots been listed in last 1 month.
so I consider this as average price per 10 marla in bahria town phase 1-6.
Surely one can get exact figure by deducting 10-15% of listing price to get actual price.
