Bahria Phase 8, Price Ceiling

@Amer. I hope what you are saying turns out to be correct but the general feeling in the market is that barring some fluctuations, a major rebound is unlikely before Eid ul Fitr. Lets hope for the best.

I went to phase 8 to purchase khi forms,non possession plots have suffered the most,but possession ones are more or less still intact at their genuine prices,yes if u need to sell your plots in panic you ll only find investors who are willing to purchase at throw away prices,which makes things look more gloomy,otherwise if you show some patience at least till summer starts,you ll feel the difference,i was getting around 65 for my plot in good times,which only depreciated two lacks,with a fair deal and even i had an offer this week,

i would strongly advise to hold onto your spaces,the yy ll come back to at least their normal figures in couple of months,file business is always risky,so cant predict much,obviously their wont be sudden jackpots now,as prices need to show improvement with the passage of time,and worth of ruppee,past was beautiful but we must admit that the country came out of property recession after almost 5 years,so prices had to recover significantly in terms of inflation,and gated community like bahria was underpriced,which paced its momentum,and people made millions,

@ adnan sb…Sir even the possession plots have been depreciated by 15 to 20%…

Do i expect safari valley to adjust the price in 30s (30-to 39)? :=)

@ Apple for possession plot it is very to depreciate to such a large extent…Btw depreciation may vary from block to block and location to location.

If prices have depreciated bro 20percent get me a boulevard in abu bakar,for 40lack,ill pay you straight away

How much Safari valley depreciated?any idea of current rates?

That’s not bad and not alarming.7-10% is ok so far.

Valley prices may be comparatively stable but the problem is lack of buyers. I don’t see much business activity happening in phase 8 at the moment. I hold couple of good location plots in Ali block but reluctant to put in market for sale due to prevailing market situation.

I heard that The price of 10-Marla plot in bahria phase1-6 is around 9Million. Do you think the price of 10-Marla plot jn phase-8 can reach at this level after 5-years?

@ Irfan, I think it would, may be even earlier.

I also feel it can touch 10-Million level in 4-5 years. In that case; its not a bad investment. Ifany body buy today at 5-Million and after five years iinvestment is doubled. I think; its ok.

Ahmad @ what would be the price of your plots at Ali Block if you want to sell them now?

Irfan@ Prices at Phase 1-6 raised slowly very slowly ...Prices will never go up if there are just plots and no houses .

Bahria charge some fine from plot owners who dont build the houses.

It looks like umar block and usman blocks are coming in 30's now.usman block in 1300 number 36.50 final

abu bakar plot blvd plot 1900 number 48.50 final.

what was the maximum price for blvd plots in Abu Bakar sector in last couple of months. Any idea?

Muhammad Ars@ I am IT professional not property , do u mind telling me what is 1200 number, 1600 numbers ? Seems like BMW series :=).

Adnan I just copied ad from olx.com.I think he want to say plot number will be between 1201 to 1299 in umar block not telling exact plot number and same applies to 1600 numbers too in abu bakar block.Just look at the map for further information.I hope this helps:)
