How much Safari valley depreciated?any idea of current rates?

That’s not bad and not alarming.7-10% is ok so far.

Valley prices may be comparatively stable but the problem is lack of buyers. I don’t see much business activity happening in phase 8 at the moment. I hold couple of good location plots in Ali block but reluctant to put in market for sale due to prevailing market situation.

I heard that The price of 10-Marla plot in bahria phase1-6 is around 9Million. Do you think the price of 10-Marla plot jn phase-8 can reach at this level after 5-years?

@ Irfan, I think it would, may be even earlier.

I also feel it can touch 10-Million level in 4-5 years. In that case; its not a bad investment. Ifany body buy today at 5-Million and after five years iinvestment is doubled. I think; its ok.

Ahmad @ what would be the price of your plots at Ali Block if you want to sell them now?

Irfan@ Prices at Phase 1-6 raised slowly very slowly ...Prices will never go up if there are just plots and no houses .

Bahria charge some fine from plot owners who dont build the houses.

It looks like umar block and usman blocks are coming in 30's now.usman block in 1300 number 36.50 final

abu bakar plot blvd plot 1900 number 48.50 final.

what was the maximum price for blvd plots in Abu Bakar sector in last couple of months. Any idea?

Adnan I just copied ad from olx.com.I think he want to say plot number will be between 1201 to 1299 in umar block not telling exact plot number and same applies to 1600 numbers too in abu bakar block.Just look at the map for further information.I hope this helps:)

Brothers, as I already mentioned, if you want to know about the prevailing market position, you will need to forget about the demand prices (whichever website) and find out the OFFER prices from at least 2-3 dealers. Asli rate wo hota hai jis pe maal bik jai, sirf Demand karne se buyer thori milta hai.

It is a basic economic principle that prices are normally "downward sticky", which means when prices are rising, sellers immediately adjust their prices according to the market but when the market is going lower, sellers adjust prices slowly, in the hope that they might still be able to sell their product at a slightly better rate than the market. It is further reinforced by some sellers who had purchased on higher prices themselves. But with time, as the prevailing market rates become common knowledge, their ability to pull this off is eliminated, and then either they are forced to reduce their asking prices also, or exit the market.

I think we might see this principle coming into play in places like phase 8 over the next few months.

I feel that it was bound to happen in bahria phase 8. And is a good thing in a way that now prices will increase gradually and genuinely. Moreover I don't think that bahria town name tag will give loss in longrun.

@IB. Thank you for the appreciation and I am glad my hard work at my university hasn't gone to waste, plus I have a professional job and I am not in the Real estate Business! Btw your reference to the law of inertia would also have been pertinent, however, inertia applies in both directions which is not the case here :)

I think a correction is bad for investors like me in the short term, but its good for Bahria because it allows a chance for genuine buyers to also enter the market and buy something to build on. Phase 8 is a huge scheme with thousands of plots and without these corrections, it might take decades to get decently populated.
