Bahria Town Block M And Safari Valley?

Dear members,

Over last few months, prices of Bahria town phase 8 prices have risen exponentially. Is it still safe to invest there or the bubble is expected to burst? Only a year back, block M plots were around 5.5-6 lac but I think they are close to 20 lac now.

It's confusing my decision making.

Also, do you suggest buying two block m files or one developed plot in safari valley for investment considering current prices or should we avoid Bahria completely at this stage and look for other options.

I would suggest you to go for a developed plot in Abubark, Omer, Usman or Khalid block rather than purchasing a file in M or any non developed block as prices are already very high there, Safari Valley is solid investment and rates are increasing there as well, file prices might drop but in developed areas prices will not fall, even if they do, it will be 1/2 lacs, not more than that and then they will be stable, unlike the files. I was having a conversation with a property agent. he told me that prices are dropping in DHA and Bahria. I guess you should wait and watch before taking any step.

Let the prices settle down, then you can make an investment decision in a better way.

ps... thats my observation and opinion. You can ask some other experts as well.

I agree with the above post, prices in Bahria are stabilizing, and in some places, a correction might occur, though not significantly for developed plots. Prices have risen considerably since Eid, so a breather was due. I checked with my dealer yesterday, the market price is down by about 1 lakh in some places, whereas it has stopped rising in others for now. So it might make sense to let the market settle down a little.

If you want to construct home immediately then safari valley is fine. If you want to buy plot only for investment purpose and you can wait for 1-2 years then you should go for M-Block file. At this moment 5-Marla file would be around 17.5 Lacs whereas developed block in safari valley will cost around 25-30 lacs. I heard M-Block possession would be given next year. One more thing; prices did not increase only in Bahria Town during last six months, it increased substantially in every reputable society in Lahore and Islamabad. So this not a matter of worry, prices increased due to different factors. You can check different cda phases in islamabad including b-17. As your focus seems on M-Block only tbats why you did not notice the price jumps in other societies.

Infact, in the present situation, it is possible to buy a decent 5 marla plot in Ali block Safari Valley for around 22-23 lakhs and a boulevard/corner plot for around 25-26 lakhs. If you can raise the budget to 30 lakhs, you might also be able to get a 7 marla possession plot in the same block.

The prices of bahria town files are decreasing as it was expected, but developed areas like Safari Valley, where plots are ready for possession, prices are stable and not dropping.

Another big jump in prices expected in BT Phase 8 after Eid !

Nasir Bhai; one informed person told that feasibility study of rawat airport has been ordered and these informed people has already bought thousands canals land at very cheap prices between rawat GT Road and Chakri motodway. I dont know whther its correct or not coz I dont live in pindi. He also told me the that prices in this area (bahria and dha) will continue rise due to this development and things would be clear to everybody till next budget.

I dont have resources to varify this news but I shared whatever I heard from credible source.
