A very challenging question to answer with so many options available to choose from.
--in phase-8 the commercial is overflowing with still less population to hire them and no commercial plot available on installments, if they do then you have to trust the private plot owner after having paid heavy down payment. You can take several small ones , may be 15*20 or little bigger on cash and build plazas but still 2-3 years wait till you get good rental. Main district very expensive and nothing on installments.
--However in BT phase-4 (civic center), my favourite by the way, there is good opportunity available:
A long shop with an instant rental potential of 1 lac 50,000 minimum with 25% downpayment and rest on the installment with very reputable property office, with whom I am dealing for the last 2 decades without any problem.
--same BT phase-4 a 5 marla commercial was Available at 2.25 crores with 1 crore DP but rest at tight schedule but let me check whether still there or gone This plot you can build 6 stories.

Depends on the plot size, for 10 Marla it is 2500 and for Kanal it is about 5000.

Another full page advertisement in today’s newspaper regarding Bahria Phase-8 & Enclave. Earlier, I did not notice but its also mentioned that food court is under construction in Phase-7 opposite to greenvalley. Some International food brands (TGI Fridays, Burger King, Pizza Hut, Hardees, KFC) are also part of it.
Some real hopes and optimism for almost lost souls......Some very strange and exceptional moves on behalf of bahria ,who after being cursed to survival end and in desperate way out trying to reenter in a place being abandoned for so long.
The announced/ proposed theme park as suggested or being thought to be in end of phase 8 N block and its opening in 2016 means 1 year time frame .BIG QUESTION HERE??????
WHAT MESSAGE THIS THEME PARK CARRIES FOR J/K/L/N/M/ F2/ F3/ F4/F5 BLOCKS?????????? TIME ONE YEAR 12 MONTHS OPENING OF THEME PARK........i am really amused optimistically fearful to be in chills or freezing pains for so long being in sudden dramatic endurance of hopeful signs oh what to conclude of it???
if we believe a theme park open up in 2016, then the unfinished blocks J/K/L/M/N/F2/F3/F4/F5/ MUST and i say must be developed and given possession before this opening , because after all what purpose this park will carry without such acts?????????

Sir, if MR has a will to do, He can very well do it. See how He performed while making houses on the request of Shahbaz for the Punjab government?
As I said before, He had irreversible problems in twin cities and was struggling for rectifications. Now after having DHA to his side, He wants to revive BT RWP as a “Dhamaka”.
You will see things happening soon in phase-8 and at 2016 end if things would not concluded, at least they were visible enough to attract business there!

I myself believe in a very bright future for phase 8, with 40000-50000 plots on ground and a capacity of half million plus strong population projection in future , this place with an amazing infrastructure ,will really boom.
Safari valley ,lake view block initial blocks A/B/C/D/E/F1 being successful and will further boom with business district activities plus new head office of bahria and may be some adventures from bahria as well in this part of phase8
The only loophole or pessimism being the blocks i mentioned above and since 2003/2004/ these areas being announced and investors paid the money for and yet many things in these blocks especially J/K/ F3.4.5/and M remains in gloomy outlook.
Yes MR can bring some real wonders to the areas , the parks hotels, schools all can change realities on ground , after all its gold mine for bahria and why to be in disarray for so long.
This theme park(international standard) at end of N block will need access through n AND k blocks and definitely M/J E1 blocks plus L AND I BLOCKS needs some life for this theme park to be a successful story in the end.
As its mentioned under construction for the theme park, has anybody visited near N block and seen some activity around there …
I think developments in F2,3,4 has been occurring, may be not at a speed that investors would like though. I visited the fall of last year and there was little for F3 and nothing for F4 to see on ground. Looked on google earth a month ago (and those images will be 5-6 months old) I am seeing ground levelled for F3 and parts of F4 as well. I have a file in F-4 and the signs of commercial, mosque and streets etc can be seen in that area on Google earth. Is it not so on ground, if anyone has been there recently?
