Bahria Town Phase 8 rise in 2015

I happened to visit Bahria Town Phase 8 today for the first time (since I live abroad) and was blown away by the quality of construction and its scale. I really liked what I saw there. Can you please advise what are the current prices for a plot of 5 Marlas, 7 Marlas and 10 Marlas in the well developed areas where one can construct the house right away? I am asking from a living perspective and not investment. How about the quality of construction of Defence villas? Is that a good option to buy if one prefers already constructed house?

In 5 marla category Ali and Rafi block are best price 2.2 to 3 million depend on location.

In 7 marla category Abu Bakar is best block 3.5 to 4.5 million depend on location.

In 10 marla category C,D,E,F1 are best 4.4 to 6 million depend on location.

In my opinion Defence villas look beautiful but poor quality of construction.

since you are living abroad and you are innocent, therefore, I would recommend you talking to at least three well known property dealers so that they can guide you best.

you are a genuine buyer, therefore, dont rush and here in bahria there are few blockswhere people are stuck for so many years. The prices have come down 50 percent.

It is our duty to share the right thing. I would never recommend abu bakr, usman, ali or there are 2 more areas. These areas have either very narrow roads or they are very far inside bahria.

If you really want to buy in bahria then at least three different property dealers of your choice is the best way to go before wasting your hard earned money.

here 90 percent have lost money and they are stuck. Agar koi aur bhai is mein phas jayee aur budduaeein nikaley tou ye haq ki baat tou na hui.

I think Shah is looking for a possession plot and not a file. A possession plot is a good investment and also good for building house in Phase VIII - especially at relatively reduced prices these days

I am a DHA fan but have no issue in admitting that Bahria 8 is perhaps the best quality and scale of development anywhere I have seen in Pakistan

I agree with Nadeem ahmed in category wise best plots are the above . Its also good that you reconfirm this information from the property dealers as well and they will give you the same information.But its also necessary that you reconfirm this with property dealers. I normally go everyday there when i am in pakistan and for living purpose this is one of the best but also look at dha2 as well that is also good option but prices are higher there.

I think Safari Valley and Phase8 one of best place for living but not good for short term investment.

I requested to those people (who against Bahria phase8 or safari valley)please visit the area before comments.

Being a non-investor and actual resident in BT Phase 8 I will recommend you to see if anyone is selling land in Safari Homes C Extension. I have my own house there and there are a total of 40 plots of 7 marlas each here. Around 15 houses are made. I can share pictures if you are interested. It is pretty much developed with mosque, market etc very near. Another advantage is that it is at a shorter distance compared to sector A,B,C etc (from PSO/Garden City). Also the roads are much wider as compared to houses in Safari Valley. Regards,
