My feeling is that Phase 8 market will continue to remain subdued in 2016. I say this due to following reasons:
Huge demand and supply gap in market with less than 15% plots having been built on so far.
Likely possession of at least 2 more blocks adding to the supply.
Political issues driving Investor money into secure government and military run schemes and away from Bahria.
Likely possession of plots in DHA Valley will add another playing area for even small investors.
None of the mega projects announced in phase 8 will be reaching completion this year i.e. 2016.
Lastly, Bahria itself probably wants to see a period of stability in this market to facilitate genuine buyers. This is already having an impact and home construction activity has improved considerably in phase 8 area, but the demand supply gap still remains wide.
All in all, my assessment is that phase 8 will be a very attractive market for people looking to build homes in 2016. For investors however, it may not prove too lucrative. Just my opinion.

It will be genuine buyers who want to build their houses who will push the market up for some time, after that the Investors will again step in to get plots and build more houses for investment purpose.
I visited Ph 8 last week and few commercial plazas are almost ready near I, H Block. In Business district 9 story District Mall Plaza is being build at fast pace.
New ventures and blocks were always in the market and the same will continue in future also.
Bottom line is that in my opinion expanding commercial/ residential activity will push the price upwards , but the effect will be felt after June 2016..
What i feel is Phase-8 has come out from any speculative up/down trends. Now, it will gradually move upward on strong foundations like increase in residential and commercial activities because all basic facilities are already there. All those people who wants quick bucks have no charm in plots right now but they will be back in housing biz once mkt gets some momentum as Matrix said.

Just visited Bahria phase 8 today. What is your opinion about buying a one kanal plot in Bahria Phase 8 Club City? There is only one house being built over there at the moment. The dealer with whom I visited mentioned it will rise in value in 5 years or so. Is it a good long term investment? Are there any other better options in phase 8? from short and long term investment perspective?

Phase 8 is one of the best place to live in near feture InshaaAllah. Very reasonable rates for those who wants to construct their home. Specially for middle class families. One can construct 10 Marla house between 12 to 13 million. A 10 Marla good location plot cost you between 40 to 50 lacs. Clean and safe environment for families and overseas.

What about access to Phase 8? How do we reach there quickly from Islamabad and avoid GT road? Is there any route in between DHA2? How long does it take to go from Zero Point to Phase 8? For DHA2 I think it is 30 mins now?
