I have a M-block file and I visited phase 8 this weekend. New development charges imposed on 5-marla is 75K. The installments will continue till Sep2017 which means that possession will be handover in 2018.
The file price is very low at the moment, about 13 lac. I bought it in 13 lac and now after 3 years it is at standstill. I consulted a dealer he said that it will come down to 10 lac this year.
The development of M-block is still way behind other blocks which I think will take 1-2 years to complete.
Is it better to sell this file or any chances of increase in future ? and what will be the expected price once possession is given.

I as an investor told them not to invest in bahria for their own sake. They said Sayeein market gulberg ki move kertey hein...I told them market is smart....but still I refrained from writing anything about gulberg for last 3 months.
Ab 3 months mein dekh lein key gulberg ki price kahan cherhi hey aur pyara bahria kahan hey.
ye qaum zid ki maar khati hey. Investor apni ego door key bahir chor ker aata hey. Wohi smart investor hota hey.
log bahria mein 50 percent lose ker chukey hein...jabkey same gulberg mein price eik saal mein double ho gayi. Ab kis ka fayada hua?

I have praised phase 8 developed areas bcz of facts on grounds, and aim being, to be hopeful and not mentally ruined by the loss of my hard money, and also other innocent people suffering in phase 8.And secondly present the true picture as i can and as it is on ground of phase 8.

Sab dealers hi bethe hue hain gulberg mai .5 month se bilkul bhi development ni hui wahan . There is nothing on ground there sab fake ha … There is simply no match between lifestyle of bahria and gulberg
Further to add to DK … Sayeen sb, please don’t act like real Sayeen and be so proud on your investments selections and predictions, also not good to pin points others if they are suffering due to wrong decisions, say Alhmdulillah if you earned profits and act sober as you never know what is going to happen tomorrow. No one is perfect and no one knows what will happened in future accept Allah otherwise no one was facing losses in life.
Please respect Sayeen's point of view . I have investment in Phase 8 but i agree that phase 8 is ignored and coming down. Bahria is suffering because of MR's games .....
Gulberg's investors r happy as their investment is getting mature .....so far i have no investment in Gulberg.

I have called few dealers, they are insisting on selling my plot. Seems price will rise in future, not instant but after 1.5-2 years.
Each dealer has a client which is ready to give cash immediately. If market is coming down steep then who will buy a falling investment? strange!!
@metacat no file in M block is less then 14 lacks. Average price is 15 lacks .even worse location file isint below 14.
dealers isi tarha rate giratay hain when u sell something. Each dealer will buy from u immediately but on less cash .

Metacat1 bro, if you have any better place to invest and can't wait for Ph-8 recovery then you should bail out now. But I doubt that this 1+ million will get you anything appropriate. Ph-8 is a mega project, nearly a city in its own, so it's sinking would be like sinking of titanic, in which you will not be alone. So have a heart and wait to watch which way the wind blows. I am sure after hitting the bottom, the market will rebound. Although I see this happening after couple of years.
And BTW, I am willing to revise my estimate of 2 years for market recovery, if traders' tax amnesty scheme gets approves. This will create flood like situation in the market where lot of surplus money will wash out the petty investors. So it is better to dig deep and be ready for the big wave.
Its OK sayeein g, actually my frustration was not about your truth about 30-50 % fall in prices of phase 8, but rather about the repetition of a scenario just like giving bath to a dead man again and again.
When i was purchasing in Nov/DEC 2013 it was looking so good,and i did some homework ,but at the end greed plus luck were the factors behind my wrong decisions.
Any how its over and done ,so what can be gained by shedding tears on released arrows.
Beside this phase 8 has given me some 300% profit on a plot within 2 years, believe me i purchased in early 2012 and in 2013 it was 500% on profit declined to 300% profit now in 2015.SO its not that black and white sir.
Beside ,surprisingly bahria Lahore is booming in possession areas why? needs some answers .
There seems something wrong in pindi , may be sociopolitical or local grudges that's affecting phase 8?

@Sayeein. You are wasting your time trying to explain things over and over again. Some people have a superstition, that if you don't speak about the bad (no matter how obvious), the bad won't happen. Its dumb but you see this on display all the time.
I am surprised by the reaction of some members. If we are all here to learn about property investment then what is wrong about appreciating an advice that has proved correct, even if we ended up on the wrong side? Phase 8 is in troubled waters and other learned members have also been saying the same. Bahria investors should by now become accustomed to the fact that Bahria market acts more like a stock exchange than real estate. If you want to do well in Bahria, you need to think and act like a stock broker. Personally I think Phase 8 market will eventually recover, but 2016 isn't the year.
